Places This Week: Mid-century Clearwater residence lists

A Clearwater residence built in 1958, and situated on a 0.22-acre lot one block from the Gulf of Mexico, has listed for sale with an asking price of $1.6 million.
The five-bedroom, six-bath property, located at 1020 Charles Street, provides 4,206 square feet of living space.
The first floor of the two-story main home features a mahogany front door, Italian porcelain tile, crown moldings, tray ceilings and a fireplace room that connects indoor and outdoor areas.
The kitchen is equipped with solid wood cabinetry, granite countertops, bar seating and two large pantries. A theater room has a custom-built bar crafted from antique bricks and warm cypress wood, a refrigerator, wet bar and surround sound.
Two ensuite bedrooms and an additional guest room are situated on the lower level. The primary suite, with high ceilings, a large closet and direct access to an upper deck, occupies the entire second story.
Also on the property is a detached two-story guest house with one bedroom, one full bath and a complete kitchen; and a detached gym or studio with air conditioning, a full bathroom, an on-demand water heater and a stackable washer and dryer.

The seller, represented by Evan Pedone with Engel & Völkers Madeira Beach, purchased the property in 2003 for $210,000.

Berkeley Beach Club sells back to prior owners
The owners of Berkeley Beach Club, a boutique hotel located at 109 8th Avenue, in the Pass-a-Grille neighborhood of St. Pete Beach, closed July 9 on the sale of the property for $5.3 million.
The buyers, David Feinberg, Jr. and his wife, had been the previous owners, selling the hotel to proprietor Maryann Ferenc and other partners under the registered name Berkeley Beach Club, LLC in 2015 for $850,000.
The three-story, 13,726 gross square-foot property, situated on a 0.14-acre plot of land, was built in 2019. It features 9,699 square feet of living space across eight units, ranging from studios to two-bedroom suites and accommodating anywhere from two to six guests.
A rooftop lounge provides views of the Gulf of Mexico and the Merry Pier on Boca Ciega Bay and has a capacity of 60 seated; 100 standing.
While the hotel was able to reopen following last year’s storms, the Dewey Beach Bar & Grill, on the lower level, was flooded with nearly four feet of water following Hurricane Helene and has remained closed due to insurance issues.
The Feinbergs acquired the property under the registered name Django and Bolt 109, LLC.

Tryone Center property lists for sale
Tyrone Center, a two-building commercial property at 4045-4055 Tyrone Boulevard N., St. Petersburg, has listed for sale with an asking price of $4.63 million. Both structures were built in 2013.
4045 Tyrone Boulevard N. is a 7,840 gross square-foot multi-tenant building occupied by Aspen Dental and First Watch. 4055 Tyrone Boulevard N. is a 3,676 gross square foot building occupied by ISI Training.
All three tenants hold NNN leases, leaving the owner with minimal responsibilities.
The 1.35-acre parcel sits at the intersection of Tyrone Boulevard and Park Street which sees over 71,000 vehicles per day and is within a three-mile population of over 90,000.
Lighthouse Crossings Shopping Center, which sits behind, was acquired by national grocery and retail developer The Sembler Company in 2004. That property, together with three adjacent parcels, total 20.95 acres soon to be redeveloped.

Safety Harbor home sells in Creekside community
502 Creekside Ct., one of only 10 homes in the gated Creekside community of Safety Harbor, sold July 15 for $1.3 million, $25,000 below the list price two months ago.
The one-story, 2,910 heated square-foot residence provides four bedrooms and three baths. It is situated on a 1.16-acre parcel, seven blocks from downtown Safety Harbor.

You mentioned lighthouse crossing soon to be developed, I understand maybe you can’t disclose information but does Sembler have a plan for this 20 acre parcel, they bought the adjacent Walmart 18 months ago and we have heard nothing since, worth digging into ?
