New 19-story apartment tower proposed for downtown St. Pete

St. Pete-based HP Capital Group and Chicago-based Tandem Partners are planning to build a 19-story residential building at 1641 and 1659 1st Ave. North in downtown St. Pete.

HP Capital Group is also the group developing the 18-story Reflection condominium tower near Mirror Lake. 

The 19-story building will be near the Vantage St. Pete apartments and will have 224 apartments and a parking garage with a total of 256 parking spaces. The residential units will be built on top of the four-story garage. There will also be a rooftop pool, according to a description from Tandem Partners.  

The city’s planning and development services department has not yet received a formal application for the development, according to city staff. However, Tandem stated the team is currently working hard on plans and intends to submit for a permit in the second half of 2022.  

Currently, there are five buildings on the property including two-story apartment buildings, which would be demolished.

The property is zoned Downtown Center-2 (DC-2). The zoning allows for a base height of 125 feet and a maximum of 200 feet. 

Construction is expected to begin in early 2023 with completion in late 2024, according to Tandem’s website.

    Apparently I’m not the only one who does not have an appreciation of what’s happening to downtown St. Petersburg.

    There are far to many tall buildings already. More condos is over populating our beautiful city
