New single-family homes coming to Grand Central District

Clemmons Court is a new project with four single-family homes in St. Petersburg’s Grand Central District. Renderings provided.

A local developer has broken ground on Clemmons Court, a unique residential project in St. Petersburg’s Grand Central District. 

Located at 2550 1st Ave. N., the development includes four luxury single-family homes arranged around a central courtyard. Developed by Backstreets Capital in collaboration with architect Tim Clemmons and Place Architecture, Clemmons Court is inspired by Catfiddle Street, an urban infill development in Charleston, South Carolina.

“Catfiddle Street is designed to feel old, classic and European, but it’s very new,” Will Conroy, Founder and Principal of Backstreet Capital, explained. “Our center courtyard is really the feature space of this, where everybody is going to see their neighbor, be able to walk around, and it going has a communal feel to it, which is unique for St Pete.”

The shared courtyard will have a secured gate entry for residents and landscaping and lighting throughout, opening up to the public sidewalk on 1st Avenue N.

One of the four homes at Clemmons Court has already been purchased. Three of the homes are three stories tall, and one is a two-story home. All of the homes will have patios and garages, but two have an attached dwelling unit (ADU) above the garage. The studio ADUs include a bathroom, kitchenette and in-unit washer and dryer.

The homes range from $1-1.5 million, according to Conroy.

“Condos are a lot more expensive than this price point, but the thing about these is that you have your own walls. You’re not sharing walls with any other neighbors,” He added. “You’re also able to walk to Bandit Coffee, Twisted Indian, Casita Taqueria and all the cultural amenities of Grand Central, yet you’re in a single-family home.”

Two of the homes along 1st Ave. N. also include about 500 square feet of commercial space on the first floor of the home.

“Our firm just moved our offices to Grand Central, so I’m actually half a block away from this site every day now,” Conroy said. “We’re really putting our money where our mouth is and telling people that this is one of the best neighborhoods in town.”

Conroy said the goal is to have residents moved in during the first half of 2026.

    Love seeing the momentum in the Grand Central District. Need that momentum to carry over to 34th St now.

    Catfiddle has over 20 units – will this be expanded as well?

    I seriously doubt if anybody in the middle class will be able to afford this. I would never want to opt into something where I have to see my neighbor how nice to have a European feel but no thanks. Too bad St Petersburg is turning into I mish mash of expensive high-rises only the rich can afford.
