Places This Week: $15 million Snell Isle estate lists

A two-story, 6,760 heated square-foot single-family residence at 501 Brightwaters Boulevard NE, in the Snell Isle neighborhood of St. Petersburg, has listed with an asking price of $15 million.

The two-story Mediterranean-style residence with a tile roof was built in 1924 and sits on a 0.55-acre waterfront lot. It features six bedrooms and seven full baths.

The current owner spent over three years updating the home, including installing new lighting, cabinetry, woodwork, Energy Star appliances, hurricane-proof doors and windows, an elevator and a smart-home system.

Outdoors is a three-car garage, tile pavers, an in-ground pool and a composite dock with electricity.

Additional amenities include a tankless water heater, a reclaimed water irrigation system, security gates and lights, cathedral ceilings, fireplaces in the living room and primary bedroom and a home theater.

The seller, represented by Alona Dishy with Re/Max Metro, purchased the property in 2020 for $4.83 million.

Downtown Clearwater high-rise sells for $32.63 million

The sale of a 15-story, luxury high-rise apartment building in downtown Clearwater closed July 1 for a consideration of $32.63 million.

1100 Apex, located at 1100 Cleveland Street, was converted from a 1972 office building and transformed into a 134-unit residential tower in 2019.  It provides a mixture of single-story floor plans, ranging in size from 639 square-foot one-bedroom, one bath to 1,919 square-foot three-bedroom, three-and-a-half bath units; and 2,012 to 2,048 square-foot two-story townhomes with three bedrooms and two-and-a-half baths.

The units provide keyless entries, impact windows, high-end stainless-steel appliances, full-size washer and dryer, wood-plank flooring, designer backsplashes and under cabinet lighting and outdoor balconies.

Community amenities include a heated pool, putting green, dog park, outdoor kitchen grills, fitness center, yoga studio and private storage rooms.  

Sitting on a 2.51-acre parcel of land, the 228,892 gross square-foot building includes 3,500 square feet of ground-floor retail and a 46,617 square-foot garage.

The seller, an Illinois limited liability company under the registered name 1100 Cleveland, LLC, acquired the property in 2016 for $4 million. The buyer, Frontier Group of Companies, based in Buffalo, New York, made the purchase under the registered name Tower 1100 LLC.

Auction for potential 25-story redevelopment

A building and land at 200-210 16th Street N., St. Petersburg is going up for auction Saturday, July 19 at 10 a.m. The opening bid is $2 million.

Sitting on a flat .56-acre parcel is a one-story, 3,700 heated square-foot structure built in 1956. It can be razed or reconfigured.

The property is zoned Downtown Center-2 which allows for a mixture of uses, including retail, office or intense residential development up to 25 stories.

The fenced-in lot provides 20 parking spaces and 127 feet of frontage on 16th Street N.

System Optimization and Support, LLC., an engineering and consulting company based in Honolulu, Hawaii, purchased the property under the registered name SYSOPTIO, LLC in 2019 for $916,500.

Seminole waterfront home sells

A 7,999 gross square-foot waterfront property, located at 5630 Bayview Drive in the Oakhurst Shores neighborhood of Seminole, sold June 30 for $2.65 million – approximately $500,000 below the initial asking price when it was first listed in March.

The two-story structure was built in 2009 and features 3,461 square feet of living space with two bedrooms, two full baths and one half-bath. The open floorplan on the main level provides a living area with coffered ceilings, a custom wet bar, a home theater with soundproofing, a chef’s kitchen and an adjacent 392-bottle temperature-controlled wine room.

The primary suite features floor-to-ceiling windows with water views, a private den and a closet that connects to a laundry room with a full-size washer and dryer. The ensuite bath is equipped with a glass shower and a freestanding tub.

 The 3,475 square-foot lower level includes a four-car garage, a workshop and a 1,000 square-foot climate-controlled area that opens to a covered patio and a heated pool. A mahogany elevator provides access to all levels.

The home is set on a 0.23-acre lot with an elevated seawall, a brand-new composite dock with a 20,000-pound boat lift and 136 feet of waterfrontage.

 The seller, represented by Sandy Hartmann with Coastal Properties Group International, purchased the property in 2004 for $895,000. The buyer’s agent is a Stellar Non-Member Agent.

Madeira Beach multi-family property

A multi-family property with two buildings, located at 14060 Miramar Avenue, Madeira Beach, has entered the market with an asking price of $1.025 million. Both structures were built in 1947.

One building provides 1,302 square feet of living space and the other 1,221 heated square feet. They each include two spacious one-bedroom, one-bath apartments. Situated between the two buildings is a 924 square-foot, detached two-car garage and an 896 square-foot carport for extra parking.

The income-producing property, which was restored following the 2024 hurricanes, is ideal for an investor or a buyer who wants to live in one unit and rent out the others.

Each apartment features updated kitchens, spa-style bathrooms, vinyl and tile flooring, large bay windows and its own laundry.

Outdoor highlights include eight off-street parking spaces, fresh exterior paint, landscaping and ample storage. The 0.33-acre lot is a five-minute walk to the beach with marinas, parks, shopping and dining nearby.

It was last purchased under the registered name D&R Realty & Estates LLC in 2021 for $775,000. The listing is care of Keegan Siegfried with LPT Realty LLC.

Clearwater vacant warehouse for sale

A 22,000 square foot vacant warehouse located at 12705 Daniel Drive, Clearwater has listed for sale for $3 million.

The two-story pre-finished metal property was built in 1975 and offers 18,000 square feet of warehouse space on the first level and a 4,000 square-foot mezzanine and air-conditioned office on the upper floor.

The building is currently configured as two expansive bays with a 21-foot clear height, five roll-up doors measuring 14 feet by 16 feet and one endcap door.

Features include six bathrooms, four in the warehouse and two upstairs, heavy three-phase power with 1,000 amps, 250 square feet of cold storage and a 1,800 square-foot walk-in metal kiln. The building is situated on 1.20 acres of land which provides 38 parking spaces.

The property is part of a bankruptcy sale and all offers are due by July 30. It is owned by Clearwater businessman Leo Joseph Govoni. He purchased the property under the registered name PropertyCraft Enterprises, LLC in 2016 for $1 million.
