A waterfront estate in the Old Southeast neighborhood of St. Petersburg has listed for $3.9 million. Located at 1803 Beach Drive SE, the property features a two-story main home with three bedrooms, five full bathrooms and one half-bath; and a two-story guest house with two bedrooms, one full bathroom and one half-bath. Both are situated on a 0.46-acre parcel of land overlooking Lassing Park and Tampa Bay.

The wood-framed primary residence, built in 1915, encompasses 2,970 square feet of living space, split evenly between the two floors. Downstairs is an open layout with a living and dining area anchored by a brick fireplace. Two guest bedrooms, each with an ensuite bath, and one half bath are also on this level.

Upstairs, the primary suite spans across the entire front of the home. It offers a sitting area with a fireplace, an ensuite bath and a large balcony overlooking the bay.

A bridge on the second floor connects the main home to a 1,820-square-foot guest house which was built in 1945. The top floor includes a kitchen, two bedrooms and one full bath. On the lower level is a garage that has been converted into a state-of-the-art fitness center, a dedicated wine room with room for entertaining and one half-bath.

Interior highlights include original hardwood floors, crown molding, vaulted ceilings and laundry facilities on the upper level of the main home.

Outdoors is a carport with room for two vehicles, tropical landscaping, expansive decking, an above-ground pool and 100 feet of waterfrontage. The residence is being offered fully furnished.

The seller, represented by Jacquelyn Reina with Smith & Associates Real Estate, purchased the property in 2020 for $2 million.

Warehouse Arts District development site lists

A two-parcel redevelopment opportunity has listed in St. Petersburg’s Warehouse Arts District for $10.8 million, including a 0.54-acre lot at 415 20th Street S. and an adjacent 1.78-acre vacant parcel on 4th Avenue S.

The property sits along the newly imagined Sunline, a project led by a nonprofit coalition that is creating a linear outdoor art gallery along the Pinellas Trail from 1st Street to 31st Street S.

A 4,000 square-foot metal warehouse, built in 1965, sits on the 20th Street S. lot. It currently operates as a glass-blowing studio, gallery and event space. Nearby destinations include the ArtsXchange campus, The Factory St. Pete, Morean Center for Clay, 3 Daughters Brewing and St. Pete Athletic.

The property features more than 600 feet of frontage on the Pinellas Trail with multiple points of ingress and egress. In 2019, it was approved for a 7,000-person outdoor venue. With IT zoning, the site can be redeveloped for large multifamily or mixed-use projects.

The seller, owner of St. Petersburg’s Citrus Depot and Suncoast Research Labs, purchased the two properties in 2016 for $325,000.

Clearwater industrial portfolio sells

Bromley Industrial Partners, a real estate investment firm based in Tampa that focuses on acquiring urban in-fill industrial properties throughout Florida, closed May 13 on the purchase of two buildings across a three parcel portfolio in Clearwater for $23.5 million. The acquisition was secured with financing from BankUnited.

4480 62nd Street N. provides 121,500 gross square feet of space and is situated on 5.63 acres. 14550 62nd Street N. encompasses 102,692 gross square feet and sits on a 6.84-acre lot. The third parcel is a 2.66-acre plot of land.

At the time of the sale, the property was 75% occupied with approximately 51,000 square feet of space available for lease.  Costa Custom Boats, which manufactures high-end open-water vessels, is the largest tenant with more than 54,000 feet across the two buildings. Knight Broadband leases approximately 30,000 square feet of inside space and about 1.5 acres of the vacant lot.

Property highlights include new LED light fixtures, new overhead doors, 26- to 30-foot ceiling heights, 16,985 square feet of mezzanine office space; cross-dock and dock-high loading, a fully fenced perimeter and four points of ingress and egress.

The seller, Blue Steel Development, a privately held investment firm with offices in Lakeland, Florida and Chicago, purchased the asset from Pinch-A-Penny Pool Supplies in 2019 for $7.8 million.

Palm Harbor estate sells for $2.75 million

 Listed in March of this year for $2.88 million, a two-story estate at 2870 Cobblestone Dr., Palm Harbor sold May 20 for $2.75 million. Situated on 0.64 acres of land, the 5,736-square-foot property was built in 1994 and completely renovated in 2025. It features six bedrooms, five full bathrooms and one half-bath.

The main level is accessed through double French glass doors off of a covered front porch. Inside is a foyer, formal living and dining rooms and a music room. A separate wing includes a chef’s kitchen equipped with floor-to-ceiling cabinetry and high-end appliances, a family room, a second dining area and a bedroom with a full bath.

Upstairs are four guest bedrooms, two with ensuite bathrooms and two that share a bath. The primary suite offers a closet with custom lighting, a soaking tub, dual vanities, a large walk-in shower and a separate toilet room.

Attached to the home is a 1,245-square-foot three-car garage. In back are an in-ground pool, a spacious covered patio and a large backyard.

The seller, represented by Mark Fazzini with Re/Max Realtec Group, Inc., purchased the property in 2024 for $1.45 million. The buyer was represented by Tiffany Spyridakos with Smith & Associates Real Estate.

Shoppes on 4th list for $7.8 million

A two-building shopping center at 1300 4th Street N., St. Petersburg has listed for $7.8 million. The property, with a combined 9,030 heated square feet, is fully occupied by four tenants, all of which hold triple-net leases. The owner/landlord is responsible for the structures and roofs.

CAVA, a Mediterranean fast-casual restaurant, occupies 3,000 square feet with an initial lease expiring in 2029, with three five-year options to renew and 10% rent increases every five years.

QDOBA, a casual Mexican restaurant concept with over 850 locations, holds a lease for 2,400 square feet which expires in 2035 and includes two five-year options to renew and a rental increase of 12.5% every five years.

Pearle Vision, with seven locations across the Tampa Bay area, rents 2,400 square feet with a lease expiring in 2028, two five-year options to renew and a 10% increase in rent every five years.

AT&T, owned by USA Wireless, occupies 1,230 square feet with a lease expiring in 2029, two five-year options to renew and a 10% rent increase every five years.

Situated on 0.72 acres of land, both structures were built in 2018 and renovated several times between 2021 and 2025. The seller, under the registered name Reinhold St. Pete Properties, LLC, purchased the two buildings in 2019 for $6.7 million.

Old Northeast apartment building sells

The sale of an Old Northeast neighborhood multifamily apartment building at 1121 Beach Drive NE, St. Petersburg closed May 5 for $1.325 million, $175,000 below its February list price.

The two-story, 4,940 gross square-foot structure was built in 1953 and offers five apartments. It is situated on a 0.25-acre corner lot one block from North Shore Park and Tampa Bay.

The building comprises four one-bedroom/one-bathroom units, each approximately 500 square feet; and one 1,000-square-foot two-bedroom/two-bathroom unit.

Also included is a one-car garage with laundry facilities and four carport spaces. Tenants pay their own electric; water, sewer and lawn care are provided by the owner/landlord.

The seller, represented by Pat Calhoon and Julie Jones with Smith & Associates Commercial, purchased the property under the registered name Metcab Properties in 2000 for $220,000.

The buyers, Banta Properties, a Fort Lauderdale limited liability company, and British Manor Apartments, a Burlington, North Carolina limited liability company, were represented by Lisa Marie Jerrad and Adam Yore of RE/MAX Preferred.

    The 1915 home for sale on the Old Southeast is a water view not waterfront. For public edification here are the differences.
    “ Waterfront Property: The property line extends directly to the water’s edge, giving you actual shoreline frontage and the right to access the water from your own land.Waterview Property: You can see the water from the property (usually from a window, balcony, or elevated lot), but your land does not touch the shoreline.”
