The city of St. Petersburg strikes a licensing deal with Deuces Live for land on 9th Avenue South. Beachside Hospitality leases space for a new restaurant in Treasure Island. The Pinellas Education Organization bought the former headquarters of a software firm. Across the Bay, the largest building in Water Street Tampa tops out.

Here’s this week’s roundup of local real estate news.

Urban agriculture

The St. Petersburg City Council on Thursday unanimously approved a license agreement with Deuces Live Inc. for the use of a vacant lot owned by the city at 2180 9th Ave. S.

Deuces Live will develop a community garden on the site, growing vegetables that will be distributed to residents and businesses located in the 22nd Street corridor.

“We are excited the community has another opportunity to build another healthy space,” said Veatrice Farrell, executive director of Deuces Live. “We on the corridor look forward to another grocery store that will provide even more fresh food choices.”

The city previously explored several uses for the property and none were appropriate, Alfred Wendler, director of real estate and property management, told the City Council. Deuces Live can use the property for 36 months, paying a total of $36, the license agreement said.

Crabby’s newest spot

St. Petersburg’s Beachside Hospitality Group plans to open Crabby’s On The Pass in the former Gator’s Café & Salon site in Treasure Island, just south of John’s Pass Village.

Renovations are underway. When Crabby’s On The Pass opens next month, it will offer boat parking, live music, a fish filleting station for boaters, as well as a large indoor space for banquet parties, weddings and corporate events, a news release said.

Beachside is leasing the property from Greenleaf Capital, the real estate division of HCI Group (NYSE: HCI) in Tampa. Beachside, led by CEO Greg Powers, has been growing rapidly and currently oversees 11 Florida restaurant locations including Crabby’s Dockside Clearwater Beach, Crabby’s Bar & Grill Clearwater Beach, Salty’s Island Bar & Grille Clearwater Beach and The Salty Crab Bar & Grill North Beach Clearwater Beach. The company also operates Crabby’s Beachside Bites at Tropicana Field.

School purchase

The Pinellas Education Organization closed on the purchase of the former Tops Software headquarters building on March 3. Pinellas Education is a nonprofit that does business as Enterprise High School, a charter school in Clearwater.

Pinellas Education paid $2 million for the 15,148-square-foot building a 2495 Enterprise Rd., Pinellas County property records show.

Pinellas Education got a $3.7 million mortgage on the property from Building Hope Finance, a Washington, D.C.-based lender for charter schools.

Pinellas Education did not respond to a request for additional comment.

Tops Software, a fast-growing technology firm, announced it was selling its headquarters in August 2019. The company is currently headquartered at 5540 Rio Vista Drive in Clearwater.

Across the Bay

Strategic Property Partners announced the official topping out of 1050 Water Street, the largest and final building in the first phase of Water Street Tampa. Topping out signifies that the last beam has been placed atop a structure during its construction.

1050 Water Street is the largest residential development in the neighborhood, with 490 rental residences. It’s 22 stories tall and has 495,000 square feet. The building was designed by Morris Adjmi Architects and construction is being handled by Suffolk Construction. First move-ins will begin in early 2022.
