Places This Week: Four-story downtown office building for sale

An office building at 240 1st Avenue S. in downtown St. Petersburg listed June 24 with an asking price of $12 million. The four-story, 20,059 gross square-foot property, built in 1988, was once part of a collection of five office buildings known as McNulty Station.

The brick building, with unique architectural details, sits on a 0.20-acre plot of land. It features a large patio on the main level and close to 4,000 square feet of walkways and patios on the second, third and fourth floors.

Currently, retail tenants occupy half of the first level and all of the third and fourth floors. A surgical center and medical office lease the remaining half of the first floor and all of the second.

The nearby McNulty Garage provides 29 dedicated parking spots for owner and/or tenant use.

 The property was last purchased in 2010 by a Nevada limited liability company, doing business as Renaissance Real Estate Florida, LLC, for $1.8 million.

Old Northeast 1922 home enters the market

A century-old home at 132 17th Avenue N., in the heart of the Old Northeast neighborhood of St. Petersburg, has listed for sale for $1.12 million. 

The 1,400 heated square-foot wood-frame residence was built in 1922 and last purchased in 2017 for $463,000. It provides two bedrooms and two full baths and sits on a 0.14-acre of land.

The open floor plan features nine-foot ceilings, crown moldings, original windows, a fireplace and 14-foot glass sliders. Additional amenities include a built-in coffee bar, a wine chiller, custom cabinetry, a gas stove and updated appliances.

Outside is an in-ground heated pool, a spacious deck, a shower and a custom privacy fence. The 342 square-foot detached garage could be transformed into an accessory dwelling unit.

The home is located in a non-flood zone, minutes from downtown, and Sunken Gardens is just a short walk away.

Largo LA Fitness property lists

Property leased by Fitness International, LLC, the operator of LA Fitness, at 1229 Missouri Avenue N., Largo, has been listed for sale for $11.22 million. 

Situated on 4.81 acres of land, the one-story property, with 41,760 gross square feet, was completed in 2014 and LA Fitness moved in the same year. The lease has five years remaining with three five-year options to renew.

 The building sits adjacent to the Shops at Midway, which is anchored by TJ Maxx and Ross Dress for Less. Other nearby retailers include a Walmart Supercenter, Office Depot and ALDI.

Gulfport home sells for list price

A four-bedroom, three-bath single story home located in the Pasadena Yacht and Country Club community in Gulfport sold June 20 for $2.195 million, an amount identical to when it was first listed in May of this year.

2817 Seabreeze Drive S. was built in 1982 and sits on a 0.21-acre lot.

The one-story, open concept floor plan offers high ceilings, porcelain tile flooring and a split-bedroom layout. The great room features sliding doors that lead to an expansive outdoor patio, the kitchen is equipped with Taj Mahal quartzite countertops and a large center island, and the primary suite provides its own waterfront deck and an ensuite bath with dual vanities and marble counters.

Outdoors is a solar-heated pool, a built-in kitchen, a private dock with a 10,000-pound boat lift and 80 feet of salt water canal waterfrontage.

Additional highlights include hurricane impact windows, a tankless water heater, solar attic fans and a new roof.

Former Smokin’ 19 property for sale

A freestanding restaurant, formerly home to Smokin’ 19, a barbecue, beer and pool hall located at 3090 34th Street N., St. Petersburg, is for sale for $1.495 million.

The 2,896 gross square-foot property, now vacant, was built in 1967 and sits on a half-acre plot. Features include a drive-thru window, a prominent pylon sign and 45 parking spaces.

The location, surrounded by national retailers, including WaWa, AutoZone and Dunkin’, sees approximately 44,000 vehicles per day.

It is zoned CCS-1 (Commercial Corridor Suburban) which allows for a mix of commercial and residential opportunities, including retail, restaurant, office, health club, hotel or multifamily use.

Clearwater multi-family sells

A seven-unit multi-family property in Clearwater, comprising two duplexes and one triplex, sold June 24 for $975,000 – $205,000 below the asking price of $1.18 million. All three structures were built in 1973.

15751 and 15757 Morgan Street each provide two living units across 1,736 square feet of living space. The two buildings are situated on a 0.28-acre plot of land.

15759 Morgan Street is a triplex structure situated on 0.25 acres with 2,484 heated square feet across the three units. 

Each apartment provides two bedrooms and one bath, as well as an attached carport, utility space and a front porch.

The seller, represented by Roger Broderick and Sean Broderick with Broderick & Associates, Inc., purchased both parcels in 1975 for $100,900. The buyer’s agent was Destiny Khamphanh with Charles Rutenberg Realty.
