Places This Week: Jungle Prada, Warehouse Arts District, St. Pete apartments, Carillon area office

A waterfront mansion in Jungle Prada sells for a high seven-figure price. A warehouse and small retail space in the Warehouse Arts District has a new owner. Two small St. Petersburg apartment buildings have traded hands. An office building near Carillon also is involved in a deal.

Here’s this week’s roundup of local real estate transactions.

Waterfront home

A waterfront home in Jungle Prada sold for $7.12 million on May 18. The 10,442-square-foot home at 900 Park St. N. has six bedrooms and 10 bathrooms, according to realtor.com. The property was bought by The Real Estate Parking Co., a Sarasota company controlled by David Bone, an attorney in Sarasota, state records indicate.

Industrial, retail

Sight Real Estate in Tampa has sold two parcels in the Warehouse Arts District. The sale included a 42,000-square-foot warehouse and industrial space at 2430 5th Ave. S. and an 800-square-foot property at 2462 5th Ave. S. The smaller retail space is home to The Chelsea St. Pete, a coffee and gift shop.

Both parcels sold for $5 million on May 13, according to Pinellas property records.

GL South Shore, a company with a corporate address in Boca Raton and headed by Gary Lieberman, took a 95 percent interested in the property, while BL RE Ventures took a 5 percent interest, according to the deed. BL RE Ventures is headed by Brent Lieberman, founding principal at Levelan Partners in Cleveland, Ohio.

Apartments

Charter House Apartments at 3435 3rd Ave. N. sold for $6.8 million on May 11. The 56-unit, three-story apartment complex was built in 1968 and renovated between 2016 and 2018, according to the Pinellas County Property Appraiser’s office. The seller, Charter House LLC in Brooklyn, New York, bought the property in 2015 for $3.2 million.

Little information could be found about the buyer, Loft at 3rd LLC, based in Lakewood, New Jersey.

A smaller St. Peter apartment community at 2846 10th St. N., sold for $1.4 million on May 14 to GSE Properties, a family business that has been buying, selling, and leasing properties in Clearwater, Seminole, Largo and St. Petersburg for more than 15 years. The property is a two-building, 10-unit apartment complex built in 1973 according to Pinellas County records. The seller was Norgate Ventures 3 in Roslyn, New York.

Office deal

An office building at 13133 34th St. N. sold for $23 million in a deal that closed May 10. The building, a short distance from Carillon Office Park, has about 106,000 square feet of flexible open office space and is situated on nine acres. It was built in 1980 and renovated in 2019, according to a listing on LoopNet.

 

The property was bought by three companies that all share an address with NAI James E. Hanson, a commercial real estate firm in Teterboro, New Jersey.

The seller was CMNY Clearwater 1, a Winter Garden, Florida company associated with CMNY Holdings. CMNY Holdings is a family office based in San Diego, California that owns and operates multiple national investments in real estate, transportation and logistics, oil and gas, and aviation.
