Places This Week: Vacant Walmart sells; Euclid St. Paul’s home lists

After standing empty for a nearly a decade, the property owned by Wal-Mart Stores East, LP, located at 3993 Tyrone Blvd., has sold to The Sembler Company, a local acquisition and development business with an address at 5858 Central Ave., St. Petersburg. The transaction closed Jan. 25 with a purchase price of $6.7 million.

Walmart built the one-story, 115,857 square-foot structure in 1990. Its doors closed July 15, 2014, one day before a brand-new Walmart opened nearby on Bay Pines Boulevard, across from the C.W. Bill Young VA Medical Center. The property on Tyrone Blvd. stood vacant ever since.

The Sembler Company owns and leases multiple properties throughout the Tampa Bay area, including Lighthouse Crossings, located adjacent to the Walmart store, which it purchased and developed in 1989. The two properties together total 20 acres.

Euclid St. Paul’s neighborhood home lists

A southern farmhouse-style home designed by Canopy Builders, located 1120 19th Ave N. in St. Petersburg’s Euclid St. Paul’s neighborhood, has listed for $1.695 million. Built in 2020, the 3,146 square-foot property sits on a 5,567 square-foot lot. It includes 5-bedrooms, 3.5-baths and a 562 square-foot detached dwelling above the two-car garage with a bedroom, bath, kitchen and laundry.

The two-story main house features Hardie Plank siding, impact-resistant windows, 10-foot ceilings on the first level and 9-foot ceilings on the second. The open-concept living area includes a ventless gas fireplace, wood beams and a kitchen with a natural gas range, a custom hood and designer lighting fixtures. Home designed by Miami company for sale in Tierre Verde

A newly constructed home located at 491 Laguna Dr. in Tierra Verde has listed for $9.4 million. The 5,055 square-foot property is the creation of Miami’s Eilyn Jimenez, founder of Sire Design who, along with her husband, is featured on the Netflix series Designing Miami.

Constructed by JR Structures and completed in 2023, the property sits on a .36-acre lot and includes five bedrooms, six full baths, one half-bath, a loft and two 2-car air-conditioned garages. The great room features a Clé Tile fireplace, custom-stained oak windows with porthole-inspired accents and an Atelier de Troupe light fixture. Clearwater Beach vacant lot sells

Following three and a half years on the market, one of the last vacant and buildable lots on Clearwater Beach sold Jan. 29 for $24.75 million, four percent below the list price. The waterfront lot, located at 805 S. Gulfview Blvd., sits at the base of the Sand Key Bridge and offers 300 feet of seawall and 180-degree views of the Intracoastal Waterway.

The location has been part of the City of Clearwater’s Beach by Design masterplan and is the last parcel in the City’s Beach Community Redevelopment District on the southern end of Clearwater Beach. The Grantor was Fisherman’s Wharf of Clearwater Inc. and the Grantee is 805 Gulfview Owner LLC. The parcel of land was recently approved for 89 luxury condominium units.

The listing agents were Kelly Montgomery-Kepler and Selviye Tzekas of Engel & Volkers Belleair, and the buyer’s agent was a Non-Stellar MLS agent.

 

Four Intracoastal Waterway resorts/motels list in one day

Set directly on the Intracoastal Waterway, the Bay 629 Motel, a 21-room/23-bedroom property, features queen-bed rooms, studio apartments with kitchens and two-bedroom apartments–some with living rooms, a private deck and water views. Outdoor tables and lounge chairs are surrounded by palm trees, and Clearwater Beach is a three-minute walk away. The Parker Manor Resort features 18 rooms and 27 bedrooms comprising studio apartments with kitchens, one-bedroom apartments with kitchens and living rooms and two-bedroom, two-bath apartments with kitchens and living rooms.  Select apartments also include a private balcony and a washer and dryer.  Two pools are on the property – one that faces the Intracoastal Waterway and a smaller pool that is heated. The 5,345 square-foot two-story Seaside Artisan Motel hosts 10 keys, mostly studio apartments with kitchens and living rooms and one two-bedroom apartment with a kitchen and larger living area. The two buildings were built in 1959 and 1994 and were renovated in 2022. The motel is located within 5-10 minutes walking distance from most restaurants, shops, bike rentals and more in downtown Dunedin. Kenneth City Sprouts Farmers Market building for sale

A newly constructed property, sitting on a 2.55-acre parcel located at 4501 66th St. N., has been on the market since last November with a list price of $9.08 million. Sprouts Farmers Market signed a 15-year primary term lease for the 23,000+ square foot building in 2023, with four five-year option periods to renew and a rental increase every five years.

The one-story property was originally built in 1970, and again in 2023. It was purchased in December 2021 for $6 million by FUQUA BCDC Kenneth City Project Owner LLC, a Delaware Limited Liability Company with offices in Atlanta. Nearby is HCA Florida St. Petersburg Hospital, Hollins High School and multiple retailers, including Home Depot, Auto Zone, Harbor Freight and At Home.

    I live Euclid Saint Paul’s, canopy just crammed two of those white boxes onto one lot across the street from me. Ludicrous a house in this neighborhood would go for that.
