St. Petersburg, FL (June 2018) – Real estate developer, ICON Residential is building its 3rd luxury urban townhome community in the constantly burgeoning city of St. Petersburg. The District on 9th, sister community to The Arlington St. Pete and Uptown Kenwood, is set to open its designer furnished model in Fall 2018. The townhome community is located just outside the heart of downtown St. Petersburg, a short walk from myriad restaurants, shopping and entertainment.

The District on 9th will offer unique live-work floor plan options to new residents. These limited Live-Work residences — only 4 Live-Work units are available — will give home owners the option to occupy the space for their own office/retail uses as business owners or rent out an additional work space that generates income. Comparable commercial space in downtown is leasing for around $2,500 per month. The work space totals around 800 square feet and includes a restroom and private street-level entrance with abundant windows for a retail store/office space front entry. Designed to give home owners the equity/rental option, The District on 9th’s limited Live-Work units are a perfect option for those looking to capitalize on their new home’s prime urban location. Other benefits include tax benefits, the convenience of working steps away from your home, and the ability to register the space as commercial use.

The Live-Work units were designed to give homeowners a blank canvas work space that features rooftop living, a concrete slab second floor, an exposed upwork loft-style, and a wheelchair accessible first floor restroom. ICON says ideal opportunities come for those looking to run their business from the work space but also encourages those looking to have a coffee or bike shop, art gallery or studio, or even a fitness studio space in the centralized St. Petersburg location. The separate entry provides homeowners with the option to live upstairs and use the first-floor work area for business or lease it out or use the work area for business and rent out the upstairs living space. Equity options abound!

The District on 9th will have a total of 34 luxury townhomes with four unique floor plans ranging in size from 1,500 to 2,600 square feet, featuring a sleek and contemporary design.

“Having this separate work space is a great option for young professionals who want to live in such a thriving urban location like St. Pete. With the separate work space, it’s a great way to generate additional income to offset your mortgage and housing expenses drastically. We’re excited to introduce this option as a complement to the townhomes’ modern design, spacious interior, concrete block construction and private rooftop terrace.” – Mike Bednarski, Founding Partner
