Places This Week: 5,600 square feet, waterfront, in Tierra Verde

 A brand-new three-story property at 490 Laguna Dr., Tierra Verde just hit the market with a sales price of $11.8 million. The 5,625 square-foot home, designed by Tampa’s JR Structures LLC and completed this year, is situated on a 0.35 acres of land with 194 feet of salt water canal waterfrontage. It features five bedrooms, five full baths and two half-baths.

The lower level offers a four-car garage, a separate workshop and an elevator which provides access to all three levels. The open floorplan on the main level features 12-foot ceilings, oversized windows, wall-to-wall sliding glass doors, a formal dining room and a kitchen with Wolf and Sub-Zero appliances and free-standing islands for preparing meals and seated dining. Three of the five bedrooms are also on this level. The primary bedroom on the upper level provides a spacious bathroom with dual vanities and double walk-in showers, an expansive walk-in closet and separate laundry facilities.

Outdoors is a heated saltwater pool and spa, an outdoor kitchen, a putting green and a fire table. The backyard is bordered by a new 194-foot seawall. A private dock, large enough to accommodate a 100-foot yacht, is fully equipped with three slips, a jet ski lift, 150-amp power supply and a 40,000-pound boat lift.

JR Structures LLC purchased the then-vacant lot in 2022 for $2.4 million. The listing agent is Paul Simon with Coastal Properties Group International.

Downtown St. Petersburg apartment building for sale

Charles Court, a 16-unit apartment complex located at 333 5th Street S., St. Petersburg, is for sale with an asking price of $3.4 million. Each of the two structures on the property was built in 1910 and together have a combined 9,469 gross square feet. They are situated on 0.15 acres of land.

Structure 1 is a three-story building with 12 living units. It has 2,265 square feet on the main level, 4,576 upstairs and a 200 square-foot basement. Structure 2 is a two-story building with 784 square feet on the main level and 784 square feet upstairs. It holds four living units. All of the 16 studio apartments were renovated between 2018 and 2019.

The seller, Avem Holding GMBH Inc., formerly registered as Johann Koller Liegenschaftsverwaltungs GMBH Inc., purchased the property in 2017 for $1.545 million. The listing is provided by George Quay and Matthew S. Valeri with CBRE Multifamily.

Indian Shores beachfront condo sells for $4.3 million

 A 4-bedroom, 3-bath condominium at 19816 Gulf Blvd., Unit 501, Indian Shores, sold Sept. 16 for $4.345 million, $405,000 below the original list price of $4.750 million. The property is located on the fifth floor of the Onella, a Gulf-front development built in 2018 that offers only 10 residences.

The 3,620 square-foot home is situated on the southwest corner of the building and offers water views from all rooms. The building’s elevator exits to a private lobby with textured paint and wooden double doors leading into the residence. The open-concept design features a living room with a fireplace and a kitchen with Wolf and Sub-Zero appliances, a double oven, induction cooktop, full-size wine cooler and plenty of pantry storage. A separate breakfast bar and dining area overlook the Gulf of Mexico. The owner’s suite provides an intimate reading area and a bath with floating cabinetry, a metal backsplash, a soaker tub, a walk-in shower and a large custom closet. Two additional bedrooms provide their own ensuite bath.

The Onella has a heated pool and spa, a community gas grill and a beachfront firepit. The property’s two-car garage, with additional storage, leads directly into the building.

The seller, represented by Melinda Persuitte with Compass Florida LLC, purchased the property in 2021 for $3.225 million. The buyer was represented by Julie Everett with Toni Everett Company.

Pinellas Park commercial property for sale

7000 Park Blvd., Pinellas Park, a 11,355 gross square-foot commercial property, has listed for $3.1 million. Built in 1988, the one-story structure is situated on a 1.01-acre parcel of land with high visibility off of Park Boulevard.

The property had been occupied by Moramoto, a dealer of motorcycles, scooters and ATVs, which advertises locations in Tampa and Zephyrhills. The current buildout of the property provides both showroom and office space that can be divided into 7,125, 2,803 and 922 square-foot suites.

Highlights include general commercial zoning, high-traffic location, ideal for retail and commercial use, ample and versatile space, video security and large digital pylon signage.

The seller, Mora Investment Group 2 LLC, purchased the property in 2021 for $1.9 million. The company’s registered agent, Andrew Mora, is also the founder of Moramoto.

13-unit Largo office building sells

A multi-tenant office building located at 7527-7573 Ulmerton Rd., Largo sold Sept. 18 for $1.4 million, $400,000 below the asking price of $1.8 million.

The one-story, 10,816 heated square-foot structure was built in 1984 and is divided into 13 units.

The property is partially vacant, allowing the owner to utilize a portion of the available space and have tenant revenue from other units. The property is suitable for attorneys, medical, dental or other professions. The 1.14-acre parcel of land is located in a central Pinellas location, provides exposure and signage and offers ample parking with 44 spaces.

The seller, 7527 Ulmerton Road LLC, purchased the property in 2005 for $950,000. The buyer, HW Properties, Ltd. is a St. Petersburg real estate developer that specializes in project management and coordination. The listing was provided by Vector Commercial Real Estate Services, LLC.

Largo mixed-use property for sale

A commercial mixed-use office building at 12525 Walsingham Rd., Largo has listed for sale for $1.65 million.

Built in 1985, the one-story, 10,440 square-foot structure is divided into four units. Three spaces have 1,800 square feet each and the fourth has 5,000. The property is situated on a 0.93-acre parcel of land with 305 square feet of frontage on Walsingham. A new roof was installed in 2022.

The seller, Resource Medical Inc., a medical equipment supply facilitator, purchased the property in 1993 for $210,000. Joseph E. Freck, with Berkshire Hathaway HomeServices Florida Realty Gainesville, is representing the seller.
