Olive House, a two-building multi-family property at 121 and 123 7th Avenue N., St. Petersburg, has listed for sale for $1.06 million. Situated on a 0.16-acre parcel of land, the two buildings provide five living units across 2,938 heated square feet.

121 7th Avenue N. is a two-story, single-family home built in 1915. It offers three bedrooms and two baths. 123 7th Avenue N., is a two-story fourplex built in 1915 with two studio, one one-bedroom/one-bath and one two-bedroom/one-bath apartments. A 216 square-foot garage is attached.

Located in the Historic Old Northeast neighborhood, this investment property is within walking distance to the Old Northeast Tavern, Black Crow Coffee, the Vinoy Hotel and the St. Pete Pier.  Monthly rental prices have ranged from $950 for a studio to $2,600 for the single-family home.

South St. Petersburg apartment complex for sale

The Enclave at Sabal Point, a 240-unit community at 2148 54th Avenue S., St. Petersburg, has listed for sale for an undisclosed price.

The apartment complex, situated on 14.21 acres of land, was built in 1973 and encompasses 279,440 square feet of living space across multiple two-story buildings. Included are 92 one-bedroom/one-bath, 28 two bedroom/one-and-a-half bath, 83 two bedroom/two bath, and 36 three bedroom/two-and-a-half bath units. Sizes range from 780 to 1,700 square feet.

A clubhouse, with 3,144 heated square feet, features a lounge area, a conference room and a fitness center. Additional amenities include a swimming pool, dog park, play area and laundry facility.

Recent capital improvements, totaling over $3.9 million, include new roofs, clubhouse upgrades, new landscaping and interior renovations in select units. Updating the remaining residences would increase potential rental income.

The community is located adjacent to the Skyway Marina District and one mile to the I-275 access ramp.

 Top-floor penthouse at 400 Central Ave. enters the market

A duplex penthouse, located on the 44th and 45th floors of The Residences at 400 Central in downtown St. Petersburg, has listed for $5.06 million. Currently under construction, the 46-story tower is being promoted as one of the tallest residential buildings on Florida’s west coast. Occupancy is expected to begin later this year. 

Penthouse B features 3,707 square feet of interior space designed by New York’s Celano Design Studio. On the lower level is an expansive great room, a gourmet kitchen with full-height cabinetry and Thermador appliances, a guest bedroom with a full bath, one half bath and a laundry room.

Venetian Isles new construction sells for $5 million

A newly constructed 5,315 square-foot residence, at 1940 Hawaii Avenue NE in the Venetian Isles neighborhood of St. Petersburg, sold May 12 for $5 million. It first hit the market in December 2024 for $6.625 million.

The two-story home, with four bedrooms, five full baths and one half-bath was built by Paragon Waterfront Properties and is situated on a 0.23-acre parcel of land.

Interior features include a grand entryway with an oak staircase, a kitchen with Wolf and Sub-Zero appliances, a media room, an office/den and a primary bedroom with his and hers water closets.  Outdoors is an in-ground pool and a new seawall, dock and 24,000-pound lift.

Additional highlights are white oak hardwood floors throughout, 12-foot ceilings downstairs and 10-foot ceilings on the second level, floor-to-ceiling windows, a whole-house generator and automation system, 12.4-foot elevation and 91 feet of waterfrontage.

The seller, Direct Management Operations LLC, purchased the property in 2023 for $1.35 million, demolished the existing structure and then built the new home for an estimated value of $1.06 million.

Surgery center property sells in Pinellas Park

The purchase of property occupied by West Park Surgery Center, at 6640 78th Avenue N., Pinellas Park, closed May 12 for $4.1 million, $800,000 below the original asking price.

The one-story structure was built in 2005 and encompasses 8,016 heated square feet. It features a medical office and an ambulatory surgery center with two operating rooms, each equipped with gas lines, oxygen and specialized lighting. Also included is a three-bed recovery area, a pre-op area, a nursing office, a break room and a reception area.

The building is situated on 0.57 acres of land and provides 56 parking spaces. The surgery center’s NNN lease began in 2018 and is set to expire in 2033.

The seller, Pinellas Medical Properties LLC, was represented by Christopher Angelo with Century 21 Elite Locations, Inc. The company purchased the property in 2018 for $2.0 million. The buyer was Blackhawk Asset Management with headquarters in Inlet Beach, Florida.

Clearwater Howard Johnson sells

Ownership of the Howard Johnson by Wyndham Clearwater/Dunedin hotel, at 27988 US Highway 19 N., Clearwater, changed hands when Ads Hospitality Inc. closed on the purchase of the property May 12 for $6.5 million.

The two-story structure, built in 1979, is situated on 1.81 acres. The hotel provides 75 guest rooms across 14,293 heated square feet on the ground level and 15,510 square feet on the second story. Outdoor balconies that wrap around the building add another 7,452 gross square feet. Amenities include a business center and an outdoor pool.

The seller, Aanrya Hotel Group, LLC, with headquarters in Tinton Falls, NJ, purchased the property in 2022 for $5.5 million. The group also owns the Rodeway Inn in Clearwater. Ads Hospitality Inc., with offices in Trinity, Florida, secured the deed with a $3.359 million mortgage from Celtic Bank Corporation.
