Places This Week: First look at Olivia; Hampton hotel sells

A weekly roundup of local real estate deals. 

McKibbon Hospitality buys Hampton Inn & Suites hotel

Tampa-based hotel management group McKibbon Hospitality has purchased the Hampton Inn and Suites Clearwater/St. Petersburg hotel. 

McKibbon purchased the 128-key hotel, at 4050 Ulmerton Road, in an $18.737 million deal from Chicago-based real estate firm Revantage.

The property was purchased through McKibbon’s Income Fund 1, which is an income-focused hotel investment fund developed to acquire existing select-service and extended-stay assets throughout the Southeast, according to the company. 

The transaction represents McKibbon’s first hotel acquisition through the fund. 

McKibbon took out a $17.67 million mortgage from Wells Fargo. 

The roughly 150,000-square-foot hotel, constructed in 2007, has a fitness center, a pool and meeting rooms. 

First look at Olivia restaurant 

Local chef Chris Ponte has released renderings of Olivia, an upscale Italian concept that’s coming to St. Pete. 

The restaurant will open next year at 255 1st Ave. N. on the ground floor of the Ascent residential tower and the new AC Hotel.

The original Tampa Olivia location opened in 2019. 

Ponte is working with Tampa-based architecture firm api(+) on the design of the new space. 

The 5,550-square-foot Olivia restaurant will have an outdoor patio, a full bar and a wine vault, and a dough room for breads and pastries.

Olivia’s current menu features squid ink pasta, roasted oysters, pizzas, truffle mac and cheese and other dishes. 

All of Ponte’s restaurants, including Olivia and On Swann in Tampa’s Hyde Park Village, are a part of his family-owned business, The Ponte Group. He runs the group with his wife Michelle and their sons JT and Andy Mahoney, according to his company’s website. 

Gummy manufacturer buys large industrial space

A 73,000-square-foot industrial building in Largo’s ICOT Business Center has sold. 

Gummynology LLC, an entity connected to gummy manufacturer Fleda Pharmaceuticals Corp., has purchased the building, at 14201 Myerlake Circle, in an $8.3 million deal.

Odessa-based Fleda Pharmaceuticals offers research and development, packaging and flavor formulas for gummy products. 

The building currently houses Aeromatrix Composites, an aerospace composite manufacturing that provides design services, testing and assembly solutions for commercial and government users. The firm has over 150 local employees, according to its website. 

Sun Gardens apartments sell

Lula Realty Corp. has sold the Sun Gardens apartment complex in St. Pete. 

Casadova Apartments LLC purchased the 50-unit Kenneth City building, at 4190 58th St. N., in a $6.5 million deal.

“We will continue to build our portfolio in this location,” New York real estate investor Bill Hamel, founder of Hamel Real Estate, wrote in a LinkedIn post. 

The apartments range from studios at 600 square feet to 1,200-square-foot three-bedroom units. 

The two-story building was built in 1966. 

The buyer took out a $5.355 million mortgage loan from Flagship Bank. 

Palm Harbor restaurant sells 

A downtown Palm Harbor building home to the Bogota Kitchen + Bar restaurant has sold. 

Bogota Holdings sold the 5,575-square-foot building, at 917 11th St., to Clearwater-based GFB Properties in a $1.95 million deal.

A general manager who stayed on during the ownership transition said the restaurant will continue to operate at the site. 

The one-story building, constructed in 1954, has over 200 seats in its outdoor wraparound patio, according to a Loopnet listing. The structure has undergone multiple renovations over the years.
