Haines Road Office/Warehouse

When Mike and Laurel Beatty couldn’t find a building to lease for their growing weight-loss company, they did what many people do and decided to build their own. However, they didn’t exactly build it the way most people would. “We spend more time in our offices than we do in the living room of our home, so we appointed it like our home,” Laurel said. “But we also treat it like it’s our home.”

And that’s exactly why this 5,578-square-foot office/warehouse located on Haines Road is just as immaculate today as it was when completed in 2019. From the steel-frame doors to the polished concrete floors in the warehouse and the handpicked lighting and flooring, this building is anything but ordinary.

The space consists of five private offices, a large reception area with custom-built barn doors that lead into an open kitchen/common area, a large windowed conference room, three bathrooms with custom quartz countertops and a nearly 3,000 SF warehouse. There is also a “tech room” that houses servers, security and phones. The 100% climate-controlled, open-concept warehouse has 14-to-18-foot clear height and a 10-foot grade-level door. The structure consists of a pre-engineered metal building with concrete block exterior walls. “One of the best pieces of advice I ever received from a contractor was to pay attention to the
details,” Mike said. “We found a trio of very smart people to help. Our architect, engineer and contractor all stood behind what they said they would do.”

History and Current Use

The Beattys founded ITG Diet in 2008 and operated out of a small office space on Fourth Street since 2011. Months of looking for an existing building to lease ultimately led them to purchase “their own piece of dirt.” A small repair shop, Quality Car Service, sat closest to the road, but the rest of the property was hidden by overgrown trees and shrubs. Upon further investigation, they discovered four adjacent lots and a single-family home all by the same owner.

“It looked like a seedy neighborhood under construction, so we had to have vision,” Laurel said. “We could tell it was going to be a really nice street someday, so we said, let’s take the lead and be the first nice building on the street.” And it has turned into just that. Their neighbors were thrilled to welcome them (and the cement trucks that followed) and over the course of almost exactly one year, their dream building came to fruition.

And most would say they thought of absolutely everything. From burying utilities to upgraded exterior lighting and even a beautified and overly-landscaped retention pond, the Beattys poured their hearts into the details. They chose every paint color, every custom window treatment and every baseboard. But now, their business needs have changed and they
eventually want to spend more time living the St. Pete life. “We just want somebody like-minded to enjoy and take full advantage of what we’ve built for them,” Laurel said.
