Yacht Club Estates home sale tops $3 million
A 4-bedroom, 3.5-bath home located in the Causeway Isles Neighborhood of St. Petersburg sold Feb. 16 for $3.04 million – 13% below list price. Located at 8050 12th Ave. S. in the waterfront community of Yacht Club Estates, this home was custom built by Alverez Homes in 2008.
The main level features formal living and dining rooms with 12-foot coffered and tray ceilings, Santos Mahogany hardwood flooring, custom built-ins and designer lighting. The open kitchen is fit with Thermador and Bosch stainless-steel appliances, a six-burner gas range, butler’s pantry, wine refrigeration and a breakfast bar. A family room with a gas fireplace provides access to the outdoor covered lanai. A guest room with a bath is also on the first level.

Mixed use site sells
A multi-family mixed use buildable lot located at 414 23rd Ave. S. in St. Petersburg was purchased Feb. 15 for $1.4 million by Tin Man Real Estate LLC, with a principal address at 2151 Central Ave., St. Petersburg.
The seller, 414 23rd Avenue South LLC, purchased the land in 2021 for $660,000. The original asking price was $1.65 million.
Located in the Harbordale subdivision, on a busy urban corridor five minutes from downtown St. Petersburg, the nearly three-quarter-acre of land is close to Tropicana Field and Ark Investments’ headquarters at the Tampa Bay Innovation Center. It is zoned CRT-1 with an option to change to CRT-2. Surveys and schematic development plans were provided to the purchaser upon execution of the contract.

Clearwater industrial buildings and vacant lot sell
Two industrial buildings, located at 1904 and 1908 Calumet St. in Clearwater, along with an 8,425 square-foot vacant adjacent lot, sold Feb. 16 for $1.9 million. The package, totaling 18,105 combined square feet, originally listed for $2.5 million.
The one-story 5,132 square-foot building at 1904 Calumet St. was built in 1967 and sits on a .323-acre lot. It has a metal/gypsum roof with concrete floors and three overhead doors on the side of the building. It is primarily designed for office use or warehouse storage.
The building at 1908 Calumet St. was built in 1968 and encompasses 12,933 square-feet. It sits on a .427-acre plot of land and is tailored for manufacturing operations. It includes two overhead doors in the rear and one in the front of the building.
The seller, WEB 182 LLC of Palm Harbor, FL, purchased the properties in 2015 for $625,000. The buyer was TBD Florida LLC with offices in Clearwater.

St. Petersburg downtown block for sale
A parcel of land with 18 multi-family units and a 13,000 square-foot office building, encompassing an entire block on 14th St., N between 5th and 7th Avenues in St. Petersburg, has listed with an asking price of $6.3 million.
With an official address at 1400 7th Ave. N., the site was approved for new zoning in 2024, allowing the buyer the opportunity to build at least 54 units and as many as 106 multi-family units in downtown St. Petersburg. If the office building is left in place, 20+ multi-family units can be built to replace the current ones. The sellers are working with an engineering company to put a plan together for a potential expansion.
The 18 units range from 1-bedroom/1-bath apartments to single family homes. Each are fully occupied and leased on a month-to-month basis, offering the buyer positive cash flow while deciding whether to raise the rents or vacate the units and redevelop the property. The lease on the office space runs through 2034.
The structures were built between the early 1920s and the late 1970s and renovated in 2022. The owner, Carita Florida Properties LLC, with a principal address in Walnut, IL, purchased the property in 2023 for $2 million.
