Places This Week: A fast sell for Belleair Beach home

A weekly roundup of notable local real estate news.
Following two weeks on the market in February, the new owner of 2242 Donato Dr., Belleair Beach closed on the purchase of the three-story residence March 28 for $3.474 million.
The 5,739 gross square-foot home was built in 2019 and sits on a 0.20-acre waterfront parcel of land. It offers four bedrooms, three full bathrooms and one half-bath.
The 1,854 heated square-foot main level features a living room with a gas fireplace, shiplap accents and a built-in entertainment wall; a kitchen with Wolf and Sub-Zero appliances, quartz countertops, gas cooking and white shaker-style cabinetry; and a laundry room with counters and cabinets. Also on this floor is the primary suite, with an oversized closet system, an ensuite bath with dual vanities and a glass shower enclosure, and a private 35-foot-wide covered balcony.

1924 historic Pink Streets home lists
A sprawling residence situated on the historic Pink Streets in the Pinellas Point neighborhood of St. Petersburg has entered the market with a sales price of $1.625 million. Located on a 0.41-acre corner lot at 1226 Serpentine Drive S., the home, built in 1924, features four-bedrooms, three full bathrooms and one half-bath.

Veterinary hospital-leased property for sale
Property occupied by St. Pete Veterinary Hospital at 3501 1st Avenue S., St. Petersburg has been listed for $1.295 million. The one-story, 2,628 heated square-foot property, situated on a 0.47 acre of land, was built in 1978 and renovated in 2020. A new roof was installed in 2024.
The veterinary practice holds a NNN lease that includes three-percent annual rent increases. The lease, which expires in November 2030, offers a five-year renewal option. In addition to the monthly rent, the tenant is responsible for paying half-annual taxes, insurance, operating expenses, utilities and lawn maintenance.
On the exterior of the property is a 462 square-foot carport for employee parking, a circular driveway with front-door drop-off and pick-up, public parking for 18 vehicles and three drives for ingress and egress.

St. Pete Beach retail/office property for sale
A two-story retail/office building at 7815 Blind Pass Rd., St. Pete Beach is being sold for $1.1 million.
Built in 1954, the structure provides 3,696 heated square feet divided equally between the first and second levels. The property sustained some flooding on the first floor from last season’s hurricanes and is being sold “as is.”
The downstairs had been occupied by a coin laundromat, and remaining equipment is available for purchase. The second floor is currently being used as a meeting space and is leased through August.
Building utilities include three-phase electric power and natural gas. Each floor has its own meter. The property is situated on a 0.21-acre parcel of land and allows for 15 parking spaces.

A portfolio of four duplex properties, located at 914, 926, 1001 and 1005 Lake Palms Dr., Largo, have listed together for a total sales price of $1.796 million.
All of the one-story structures were built in 1973 and offer a combined 1,846 square feet of living space across two two-bedroom/one-bath units. Recent improvements include updated flooring and kitchens and fresh paint. Each property is situated on a 0.18-acre of land with large backyards and parking for tenants and guests.
The units are well maintained and currently 100% occupied. The option to purchase the parcels separately for $448,900 is available. The seller, under the registered name Bibajima LLC, acquired the properties in 2017 for an individual price of $154,100.

Oldsmar professional building sells
The sale of a freestanding commercial office building at 3895 Tampa Rd., Oldsmar closed April 1 for $1.675 million, $75,000 less than the list price of $1.750 million.
The one-story structure was built in 2003 and provides 5,496 heated square feet on a 0.95-acre parcel of land with high visibility. Zoning allows for office, service or limited retail uses. Fencing was installed in 2013 and the roof was replaced in 2019.
Inside are 9’6 drop ceilings, a waiting area, private and cubicle office spaces, a conference room and a kitchen with a breakroom. Outside are 31 surface parking spaces and monument signage.
Jason Butts, the President of SimplyIOA, a division of Insurance Office of America, which occupied the building at the time of the sale, purchased the property under the registered name Kanopy, LLC in 2013 for $805,000.
