Belleair Bluffs apartment complex sells
Michael Murphy, an investor in Largo, has sold the Colonial Bluffs Apartments complex at 2942 W. Bay Drive.
A Clearwater-based entity, tied to individual Shehu Sokol, purchased the 40-unit complex in a $9 million deal.
The buyer assumed a $5 million mortgage loan from the owner, according to county records.
The Colonial Bluffs Apartments community, established in 1972, features one- and two-bedroom units in two-story buildings.
Construction progresses on joint YMCA middle school
Construction is underway for the Mangrove Bay Middle School and the Speer YMCA.
St. Petersburg Area Chamber of Commerce Vice President of Advocacy Christie Bruner posted photos on LinkedIn, showing the progress on the vertical construction at the site near 62nd Avenue NE and Pershing Street in St. Petersburg.
Construction on the health and wellness leadership magnet school began in June.
Harvard Jolly Architecture and Wannemacher Jensen Architects are working on the project through a joint venture.
The 19-acre complex will house 600 students when it opens in 2024. It will include a 111,757-square-foot two-story building.
The connected YMCA facility will feature a fitness center with cardio and strength equipment, three group exercise studios, a childcare center, a lap pool, a splash pad and a playground. The YMCA and middle school will share a media center, dining hall, gymnasium, science lab, sports field and garden.
Newly constructed Marina Bay estate sells
A 5,267-square-foot home, constructed in 2022 in the gated St. Pete Marina Bay community, has fetched $6.5 million.
The property at 11 Bayfront Court S. last sold in 2019 for $1.1 million, prior to the construction of the new home.
The five-bedroom, four-bathroom estate boasts panoramic waterfront views of Boca Ciega Bay.
The home features an elevator, a top floor media room and a 10-car garage. It also offers a pool deck with an infinity pool and a spa, according to the listing.

Starbucks shop in Clearwater goes under new ownership
Real estate group Buckeye Properties LLC has sold a retail building in Clearwater, which currently houses a Starbucks coffee shop.
Philadelphia-based Town Square Real Estate Holdings purchased the building at 2577 Ulmerton Road in a roughly $2.7 million deal.
The 3,624-square-foot freestanding building is located in a retail center across from Raymond James Financial’s headquarters.

The YMCA is on 62 Avenue NE and Pershing St NE, not Perishing St.
