Places This Week: Dunedin ‘fixer-upper’ lists for $3 million

A two-story mansion with four bedrooms, five full bathrooms and one half-bath, located at 1516 Bayshore Blvd., Dunedin, has listed with an asking price of $3 million.

The 7,832 heated square-foot property is situated on a 3.04-acre parcel of land and provides 134 feet of waterfrontage on the Intracoastal Waterway. Built in 2002, it is being listed as a “fixer-upper” that will require renovations or a new build.

 The 5,336 square-foot main level features an entry with a wood staircase, a library/den with floor-to-ceiling bookcases, a formal dining room, playroom or gym, an open kitchen, a family room and the primary bedroom. Three additional bedrooms are located on the 2,176 square-foot upper story.

Outside is a circular driveway with a fountain, a 1,104 square-foot four-car garage, a large pool with a spillover spa, an expansive patio deck and a wood dock that was damaged during last year’s hurricanes. The home provides panoramic water views and is a three-minute walk to Wilson Street Park.

The seller, represented by Michael Meoni with Charles Rutenberg Realty Inc., purchased the home in 2000 for $900,000.

EDGE District three-parcel development site for sale

A three-parcel development site at 929-1001 1st Avenue N., in the EDGE District of downtown St. Petersburg, has listed for sale with an asking price of $11 million.

929 1st Avenue N. is a 0.22-acre parcel with a one-story, 4,692 square-foot structure that was built in 1969. 1001 1st Avenue N. is a 0.33-acre parcel with a 2,204 gross square foot structure completed in 1949. Also included is a 0.11-acre vacant commercial property located on Arlington Avenue N.

The site is ideal for multi-family, micro-units or hotel projects. The three parcels are surrounded by newly developed residential and hotel buildings and is in close proximity to public transportation, shops, restaurants and galleries.

Two of the parcels are owned by Benmil, Inc., which purchased 929 1st Avenue N. in 1962 for an unknown amount and the Arlington Avenue N. land in 1985 for $39,000. The third parcel, 1001 1st Avenue N., was purchased by the Frank Edgar Trust in 1999 for $200,000.

Old Northeast bungalow sells

A 1918 craftsman bungalow, listed in July 2024 for $1.95 million, sold April 24 for $1.695 million. The four-bedroom, three-bath home, with 2,798 square feet of living space, is located at 546 18th Avenue N.E., St. Petersburg.

The two-story structure features original stucco and hollow tile construction, large craftsman columns, checkerboard Cuban tile spanning the 400 square-foot front porch and heart pine wood flooring. The 1,488 square-foot first floor provides a living room with a brick wood-burning fireplace and custom built-ins, a family room with an entertainment center, a kitchen with quartz countertops and solid wood cabinets, an informal dining space, a mud room and one full bath. All four bedrooms, two full bathrooms and a laundry room are located on the 1,310 square-foot upper level.

Outside is a tropical backyard with brick pavers. Parking is available off the alley or in the 420 square-foot detached garage. The 0.14-acre parcel of land is situated on a wide brick street, four blocks from the Tampa Bay waterfront.

The seller, represented by Sharon Kanter and Brian Waechter with Smith & Associates Real Estate, purchased the home in 2010 for $325,000. The buyer was represented by Liane Jamason with Corcoran Dwellings.

CVS property for sale on Starkey Road

An 11,782 heated square-foot property occupied by CVS Pharmacy at 7405 Starkey Rd., Seminole has listed for sale for $3.879 million. The one-story structure was built in 1997 and sits on 1.23 acres of land at the intersection of Starkey Road and Park Boulevard.

CVS Health Corporation is currently operating under a triple net lease with no landlord responsibilities. Two years and two months remain on the lease followed by two five-year options to renew.  The pharmacy chain had increased sales of 32% between 2020 and 2024, indicating a strong market position.

The site offers 47 parking spaces and 195 feet of frontage on Starkey Rd. It is surrounded by densely populated neighborhoods and national retailers, including Walmart Neighborhood Market, Publix and Sam’s Club.

 Japanese steakhouse property sells

Following two months on the market, the sale of property once occupied by Oishi Japanese Steakhouse & Sushi, at 5800 34th Street N., St. Petersburg, sold April 17 for the list price of $1.699 million. The restaurant had been shuttered since April 2022.

The one-story, 3,442 gross square-foot structure was built in 1971 and updated in 2019. It sits on 0.47 acres of land with prime visibility on a high-traffic corridor. The sale included all furniture, fixtures and equipment.

The owner and seller, Hai Thanh Bui of Pinellas Park, purchased the property under the registered name PHD Products LLC in 2014 for $465,000. The buyers were Hien Thi Le and Huan Ha of Largo. The listing was provided by Bill Nguyen with Saunders Commercial Real Estate.

Woodlawn Outlet shopping center sells

Woodlawn Outlet, a retail center located at 1900 16th Street N., St. Petersburg, sold April 24 for $1.43 million.

The two-building property provides a total of 25,450 heated square feet. Building 1 is a one-story structure constructed in 1950 with 9,880 square feet. Building 2, completed in 1955, is a two-story structure with 7,020 square feet on the main level and 8,550 on the upper story. The 0.90-acre plot of land allows for 90 parking spaces.

The seller, U.S. Bank National Association, had acquired the property at a foreclosure auction in March for $705,100. The buyer, BBX Capital, a Fort Lauderdale-based diversified holding company, closed under the registered name FT Properties, LLC.
