Places This Week: Mad Beach’s Angry Pepper for sale

The Angry Pepper restaurant and property located at 4330 Duhme Rd., Madeira Beach, has entered the market with an asking price of $4.75 million. Angry Pepper caters to both locals and visitors and is known for its smokehouse, barbecue and seafood entrees.

The one-story structure was built in 1986 and totals 2,352 gross square feet, of which 1,000 is heated. Table seating is available both inside and out as well as around an indoor bar. The sale of the business includes a full kitchen; all furniture, fixtures and equipment; and a 4COP license which allows for the owner to serve beer, wine and liquor.

The 0.33-acre waterfront parcel offers riparian rights to the dockage and waterway, paving the way for a variety of development and business opportunities.

The seller, under the registered name Americ Properties 4330 LLC, purchased the property in 2019 for $500,000. The listing is provided by Mike Reichenbach with Century 21 Commercial.

Redington Beach home lists for $10 million

A single-family, 11,000 gross square-foot waterfront residence on Redington Beach has listed for sale for $9.999 million. Located at 15912 Gulf Blvd., the three-story, 5-bedroom, 5.5-bath property was built in 2014 and provides 6,528 square feet of heated living space. The home sits on a 0.36-acre parcel of land with 80 feet of waterfrontage on the Gulf of Mexico.

The main level features a great room with 21-foot-high ceilings, Venetian plaster walls, a gas fireplace and floor-to-ceiling windows. The gourmet kitchen is equipped with Thermador appliances, custom cabinetry, quartz countertops, a walk-in pantry and a separate island dining bar. The seller, represented by Dania Perry with Century 21 Jim White & Associates, purchased the home in 2021 for $6.8 million.

Silver Sands Treasure Island sells

Silver Sands, an eight-unit hotel located at 12315 Gulf Blvd., Treasure Island, sold Jan. 29 for $2.06 million, $335,000 below the list price.

The three-buildings on the property were constructed in 1949 and together comprise 4,160 square feet of living space. Buildings 1 and 2 are one-story structures, each housing two units with 1,152 and 1,248 heated square feet, respectively. Building 3 is a two-story structure with four units totaling 1,760 heated square feet.

Each one-bedroom suite offers a combined living and dining area, a generous-sized kitchen and a separate bedroom and bath. The bottom floor units feature patios that open to a large landscaped courtyard. Additional highlights include new roofs, water heaters, floors and cabinets; on-site parking; a two-minute walk to John’s Pass Village & Boardwalk; and steps away from a boat ramp. Renovations are in process following Hurricane Helene.

The property was last purchased under the registered name VVC Rentals, LLC in 2022 for $2.22 million. The seller and buyer were both represented by Evan Pedone with Engel & Völkers Madeira Beach.

Two-restaurant portfolio for sale on St. Pete Beach

Two restaurant properties located at 7736 and 7800 Blind Pass Rd., St. Pete Beach have together listed for sale with an asking price of $2.45 million.

7736 Blind Pass is a one-story, 2,479 heated square foot structure built in 1949. The property is leased and occupied by The Helm, a raw bar and seafood restaurant which is temporarily closed due to last years’ storms. The owners have 1½  years remaining on their lease, with an option to renew for an additional five years.

7800 Blind Pass was built in 1986 and totals 4,120 heated square feet.  The turnkey restaurant was formerly home to Verducci’s Trattoria & Pizzeria and now sits vacant. It features a private dining area and 150 square feet of patio space for outdoor seating. The sale includes a 14-foot hood, gas range, stone pizza oven and dual walk-ins.

The seller, under the registered name MHRR Investments LLC, purchased 7736 Blind Pass in 2018 for $450,000, and 7800 Blind Pass in 2014 for $662,500. The listing is provided by Blakemore Kearney and Joshua Sims with Vector Commercial Real Estate.

Established podiatry practice and property for sale

Dr. Jay Washburn, under the registered name Washburn Investment Properties LLC, is selling his podiatry practice and property at 6711 38th Avenue N., St. Petersburg. The practice is priced at $500,000 and the building and land is being sold for $925,000.

The one-story, 2,000 heated square-foot structure was built in 1982 and renovated in 2022. It is situated on a 0.28-acre parcel of land in a high-traffic area and busy thoroughfare. It provides 15 dedicated parking spaces. The interior is equipped with a lobby, check-in area, five exam rooms, a lead-lined X-ray room, three bathrooms and a kitchen. Greater Woodlawn home sells for list price

A two-story residence at 1320 24th Avenue N., St. Petersburg sold Feb. 3, following six weeks on the market, for the original asking price of $1.2 million. The Greater Woodlawn neighborhood property features five bedrooms and three baths across 2,660 square feet of living space.

Located on the 1,520 square-foot main level are the living room, dining room, a kitchen with a pantry and breakfast nook, a family room and an office than can substitute as the fifth bedroom. The 1,140 square-foot upper story provides the primary suite with an ensuite bath equipped with a soaking tub, separate shower and dual vanities, along with three guest bedrooms.

Outdoors is a large deck and a 600 square-foot detached garage. The fully-fenced oversized lot offers an expansive yard.

The seller had last purchased the property in 2016 for $430,000. The listing was provided by Nicole Saunches with Coastal Properties Group International. The buyer was represented by Steven Peterman with Pinnacle Realty Advisors.
