Places This Week: Pink Streets home hits the market

 A 5-bedroom, 5.5-bath home in the Pink Streets section of the Pinellas Point neighborhood of St. Petersburg, has listed for $2.175 million. Located at 1535 Manor Way S., the two-story, 5,236 heated square-foot masonry brick structure was built in 1925 and is situated on a 0.57-acre corner lot.

The 2,885 square foot first level features a spacious living room with a wood-burning fireplace, a separate office area with stained glass windows and its own exterior door, an expansive kitchen with top-of-the-line stainless steel appliances, a split-bedroom floorplan and an open entertainment space with a sunken home theater and French doors leading out to the backyard. The 2,351 square foot upper level provides three bedrooms with ensuite baths and laundry facilities. Outdoors is a detached 506 square-foot garage, a front circular driveway, pool, bath and shower.

Highlights include a secluded loft area which can serve as a mother-in-law suite, art studio or study; high ceilings with exposed wood beams; a new roof, HVAC and tankless water heater; and within walking distance to Katherine Tibbett Park which offers green spaces and views of the Sunshine Skyway Bridge.

 1886 Tarpon Springs Queen Anne-style home sells

Following less than a year on the market, a 4,064 square-foot Queen Anne-style home located at 115 S. Spring Boulevard, Tarpon Springs sold Aug. 15 for $1.425 million, $475,000 less than the original asking price.

The 4-bedroom, 2.5 bath property was originally built in 1886 by Edward Newton Knapp, historically known as chairman of the meeting during which Tarpon Springs was incorporated in 1887. According to a Historic Resources Survey of Tarpon Springs published by the City in 2009, Mr. Knapp specially designed the home to fit on its 0.33-acre corner lot and did not want any square-shaped rooms. Because of its unusual rounded shape, the home became known as “The Crescent Place.”

The first level provides a formal living and dining room that shares a double-sided fireplace; a family-sized updated kitchen with granite counters, upper-lighted glass cabinets, a 10-foot island, a farmhouse sink and a breakfast nook; an updated guest bath and a great room with views of Spring Bayou. Upstairs, on the second and third levels, are four bedrooms, a second family room and a loft area.

Highlights include 37 different hardwoods appearing throughout the home, heartwood pine floors, pine and cypress wall and ceiling accents, ornate wrought iron fencing, lush landscaping, a wood-decked patio in back and front yard vistas of Craig Park and Spring Bayou. A boat launch and tennis courts are 300 yards away and historical downtown Tarpon Springs is within walking distance.

The property was last purchased in 2021 for $1.45 million. The seller and buyer were both represented by Renee Gialousis with Coldwell Banker Realty.

Lifoam Distribution Center property lists for sale

A bundle of three properties totaling 80,540 heated square feet, located at 2701, 2711 and 2801 Anvil Street N., St. Petersburg, has listed for sale with an asking price of $11 million. The three structures are spread out over three acres of land.

2701 and 2711 Anvil Street N, built in 1973 and 1974, respectively, have a combined 54,530 square feet. The buildings are the home of a LiFoam Industries distribution center which holds a NNN lease through March 2027, with one three-year option to renew.  The spaces are fully equipped with sprinkler systems, interior lighting and 10 dock-high doors with 22-foot clear heights.

2801 Anvil Street was built in 1963 and is a one-story structure with 26,010 heated square feet. It is currently occupied with two tenants, one with a NNN lease through June 2025. The property is proportionately broken down between office and warehouse space.

The seller, Mastry Brothers LLC, owners of Mastry Engine Center based in Clearwater, purchased 2701 and 2711 Anvil Street N. for $1.35 million and 2801 Anvil Street N. for $650,100 in August 2000. Nick Watson with Matthews Real Estate Investment Services represents the seller.

Little Blue Hideaway lists in Dunedin

A vacation rental property in downtown Dunedin has listed with an asking price of $2.45 million. Located at 719 Douglas Avenue, the Little Blue Hideaway was built in 2021 and is situated on 0.28-acres of land. The property consists of four loft-style, two-story buildings, with one unit each.

Structures 1 and 4 are both 1,224 gross square-foot buildings with 396 heated square feet on each floor and 432 square feet of balcony and porch space. Structures 2 and 3 are 558 gross square-foot buildings with 264 heated square feet on each level and a 30 square-foot patio.

Each unit is fully furnished and provides an open-concept floorplan; towering ceilings; a private porch, balcony or patio; and a private driveway with dedicated parking. An in-ground pool surrounded by lush landscaping is shared by the four units.

The property is located in the downtown core zoning district, one of the few districts in Dunedin to allow short-term rentals. Main Street and the waterfront are a short walk away.

Snarbie LLC, a Florida limited liability company managed by George Snarberg III and Eric Mabie, purchased the property in 2021 for $1.89 million. The listing is provided by Kyle Keelan and Phil Ginexi with The Multifamily Firm.

 Lover’s Nest Motel property sells

The Lover’s Nest Motel, formerly the Rand Motel, located at 4800 34th Street N., St. Petersburg, sold Aug. 13 for $1.2 million. 

The one-building, one-story, 6,461 gross square-foot property offers 14 units along with a one-bedroom apartment for the owner.  Built in 1954, the motel is situated on a 0.52-acre parcel of land. A new roof was added in 2012 and renovations valued at over $52,000, including new plumbing, were made between 2017 and 2023.

Highlights include a Jacuzzi tub in every room, a separate utility/laundry room with a washer and two dryers, centrally located on U.S. Hwy 19 and six miles from downtown St. Petersburg.

The seller, Lovers Nest LLC, purchased the property in 2018 for $1.03 million. The buyer is Izzy Truck Center LLC, which owns and operates Izzy Motors, adjacent to the former motel property.

 Palm Harbor retail property for sale

 A one-story retail building, located in Green Oaks Plaza at 31541-31555 U.S. Hwy 19 N., Palm Harbor, has listed for sale with an asking price of $4 million.

 Built in 1985, the 12,471 square-foot structure is divided into four spaces – 3,350, 2,100, 3,500 and 3,350 square feet – allowing for multiple tenancies. It is situated on a 1.263-acre parcel of land between North Clearwater and Palm Harbor.  The property provides a parking ratio of five per 1,000 square feet, pylon signage, close proximity to Countryside Mall and 191 feet of frontage on U.S. Hwy 19.

 The seller, 1977 LLC, purchased the property in 2022 for $2.8 million. The company also owns a medical office building next door. The listing is provided by John Quattrocki with The Boardwalk Company.
