Places This Week: Try a triplex in Seminole?

A 7-bedroom, 6-bath multi-family triplex, located at 13930 Park Blvd., Seminole, has listed for $1.99 million. The 4,828 heated square-foot structure was built in 1984 and sits on a 0.3-acre lot overlooking a pond.

Unit A is an 838 square-foot one-story residence with two bedrooms, one bath and a bonus room. Unit B is a two-story, 2,321 square-foot living space with three bedrooms, two full baths, one half-bath and a loft. It has 1,272 square feet on the lower level, 1,049 square feet upstairs and 348 square feet of garage and porch space. Unit C is a two-story residence with two bedrooms, two baths and a loft. There is 1,413 square feet on the main level, 256 square feet on the upper level and 304 square feet of garage, porch and utility space. Converting the two-car garage provides the opportunity to add a fourth unit.

Each of the residences have been updated with vinyl flooring, quartz and granite countertops, state-of-the-art appliances, new AC units and new hot water heaters. Exterior upgrades include a new roof, siding, gutters and new paint. Units A and B are being sold furnished. Unit C is leased until June 2025.

 1921 Beach Drive home sells

Following one month on the market, an Old Northeast neighborhood 3-bedroom, 2.5 bath home built in 1921 sold July 2 for $2.1 million – $100,000 below the list price. Located at 1317 Beach Drive NE, St. Petersburg, the 3,040 heated square-foot home is situated on a 0.2-acre corner lot one block from the waterfront and North Shore Park.

The main level, with 1,412 square feet, features hardwood floors, detailed moldings, built-in displays, a gas fireplace in the formal living room, a formal dining room with a butler’s pantry that adjoins to the kitchen, a half-bath and a family room with French doors that open to an expansive shaded brick patio.

The three bedrooms are located on the 1,372 square-foot upper level. The master suite features a private bath and the two guest bedrooms share the second full bath.  A semi-finished space on the lower level, along with a detached garage and open porch, add another 721 unheated square feet.

The property was last purchased in 2017 for $1 million. The seller was represented by Alona Dishy with Re/Max Metro. Rachel Sartain with The Tenpenny Collection represented the buyer.

Assisted living facility lists for sale

Baytree Lakeside, an assisted living facility located at 6411 46th Avenue N., Kenneth City, has listed for sale with an asking price of $9.8 million. The 80-bed turnkey facility has been in operation for the last 10 years. Current occupancy is at 96% with gross revenue over $2.3 million.

Situated on a 2.32-acre parcel of land, the property consists of three buildings with a combined 22,083 heated square feet.  Building 1 is a one-story, 16,256 gross square foot structure built in 1969. It houses all 80 living units. Building 2 is a 5,077 gross square-foot, one-story structure built in 1980. Building 3 is a one-story, 750 gross square foot structure built in 1969.

Recent improvements include a new roof in 2023 and cosmetic upgrades. The facility encompasses a small portion of the total acreage, offering opportunities for future expansion.

The seller, MorningDew LLC purchased the property in 2014 for $3 million. The listing agent was Benny Spensieri of CRES Corp International, LLC.

 Upexi Largo property sells

Upexi, Inc., a market-leading Amazon and e-commerce brand owner and aggregator, with headquarters in Largo, sold its warehouse property July 10 for $4.3 million, $95,000 below the asking price. The 1.76-acre parcel of land, with two structures combining 32,258 gross square feet, is located at 17129 US Highway 19 N., Largo.

Building 1 is a 16,258 gross square-foot, pre-engineered metal structure built in 1980. It  has 11,874 square feet of manufacturing space suitable for a corporate headquarters or industrial/manufacturing business. The 3,144-square-foot office space features an open bullpen area, sitting area, conference room and a mini-kitchen. An open porch occupies another 1,240 square feet. Building 2, completed in 2002, is also a pre-engineered metal structure with a base of 16,000 square feet.

The purchaser was Prometheus Partners LP, a private equity firm located in Clearwater that focuses on mid-market investments. Upexi 17129 Florida LLC, formerly known as Grove Inc., purchased the property in 2021 for $4.05 million. The listing agent was BHHS Florida Properties Group.

Jungle Boys cannabis dispensary property for sale

A medical marijuana dispensary property, located at 31650 US Highway 19 N., Palm Harbor, has listed with an asking price of $3.02 million. Jungle Boys, a group of medical marijuana growers based out of California, holds a 10-year NNN lease with three five-year options to renew and an annual rent increase of two percent. The current lease expires August 31, 2032.

The 8,000 heated square-foot one-story structure was built in 1988. Renovations valued at $1.2 million were made in 2022. Investment highlights include a high traffic area, a population of over 200,000 within five miles, surrounding national brands including Publix Supermarket, Sprouts Farmers Market, Planet Fitness, Starbucks and Chick-fil-A. Mease Countryside Hospital is three miles away, and St. Petersburg College – Tarpon Springs campus – is located within five miles.

The seller is 6600 South Kanner LLC, managed by a commercial real estate company based in Parkland, Florida.  They purchased the property in 2022 for $1.7 million. The listing is provided by Barry Wolfe and Alan Lipsky with Marcus & Millichap Fort Lauderdale.

Indian Rocks Beach multi-use investment property sells

A 4,872 gross square foot investment property, located at 2699 Gulf Blvd., Indian Rocks Beach, sold July 11 for 1.6 million, $99,000 below the asking price. The two-story structure features a 1,440 square-foot apartment and a 1,710 square-foot restaurant space in the front.

Completed in 1954, the building sits on a 0.16-acre lot across the street from the Gulf of Mexico. The two-bedroom, two-bath residential unit features a living room, formal dining room, great room and an inside utility room. It is currently being used as a short-term rental and includes a 726 square-foot three-car garage.

The property is zoned for future expansion with the opportunity to add two apartments with separate metered utilities.

The seller, Devolli LLC Trustee, purchased the property in 2018 for $772,500. The purchaser, Nese Investment LLC, registered with the State of Florida June 18, 2024. Julie Folden with Coastal Properties Group International represented the owner.
