Places This Week: Vinoy founder’s home for sale

A seven-bedroom, six-bath property at 532 Beach Drive NE, St. Petersburg, has listed for sale for $3 million. The 4,437 gross square-foot, one-building structure was built in 1910. This was the home of Pennsylvania oil magnate Perry Laughner; his son, Aymer Vinoy Laughner, first conceived of the Vinoy Hotel (built across the street in 1923) from its front porch.

The property is currently operating as a bed and breakfast with five bedrooms and two suites. One bedroom, along with a private bath, is located on the 1,745 square-foot first floor. The 1,934 square-foot upper story houses the remaining bedrooms and suites. Zoned for hotels and motels, the property can be converted back to a single-family residence or serve as an Airbnb.

Highlights include crown molding, French doors, walk-in closets, an attached two-car garage, a new roof added in 2018 and steps away from dining and shopping.

The seller, realtor Dimitre Papazov, registered under the name Boca Ciega FL, LLC, purchased the property in 2022 for $2 million. The listing is provided by Kim Royals with Yellowtail Realty Advisors.

 Lumber yard properties change hands

 Ownership of three parcels of land located at 3200 Fairfield Avenue S., 3300 Fairfield Avenue S. and 695 31st Street S., St. Petersburg, has once again changed hands. The seller, Thomas Gaffney of The Anderson Group LLC, under the registered name, Wilkes 4th Street Investment LLC, had purchased the two Fairfield Avenue S. properties from Tibbetts Lumber in 2023 for $4.09 million and 695 31st Street S. for $1.51 million.

 The purchaser, Tibbetts Family Holding, under the registered name Mirror Lake Reflection LLC, closed on the sale of the properties Oct. 15 for $6.18 million.

3200 Fairfield Avenue S. is a 21,018 gross square-foot structure built in 1975 and situated on 2.44 acres of land. 3300 Fairfield Avenue S. is a 38,354 gross square-foot structure built in 1958 and situated on 1.95 acres of land. 695 31st Street S. is a three-building property, two built in 1925 and one in 1972,  with a total of 25,780 gross square feet on a 2.51-acre plot of land. The properties are located just off the Pinellas Trail.

Park Boulevard office building lists

 A two-story office building located at 5223 Park Blvd., Pinellas Park, has listed for sale with an asking price of $1.96 million. The 5,880 gross square-foot property was built in 1973 and is located on a 0.22-acre of land. The 2,850 square-foot first floor is occupied by the seller, the law firm of Della Costa & Neville, P.A. The entire 2,880 square-foot second floor is leased through July 2026 with a two-year renewal option. 

A complete remodel in 2011 included four new air conditioning systems, two large handicap-accessible bathrooms, a full kitchen with new appliances and a new front building façade. The interior and exterior of the building were painted in 2021 along with a parking lot resurface. A new roof and solar panels were  installed in 2022, a new water heater in 2023 and new high-efficiency thermostats were added in 2024.

Additional highlights include hurricane rated windows and doors, high elevation and a new Tesla battery backup system for building outages and storms.

The seller purchased the property in 2011 for $274,000. The listing is provided by Ned Willis with Vector Commercial Real Estate.

Dunedin Stirling Heights home sells above list price

A four-bedroom, three-bath home at 1973 Dunloe Circle, in the Stirling Heights neighborhood of Dunedin, sold Oct. 16 for $1.11 million, $10,000 above the list price. The 2,684 heated square-foot residence, situated on a 0.31-acre lot, was built in 1995.

Through the double front doors of the three-way split floor plan is a grand foyer, living room, private dining room, an eat-in kitchen and a family room. The primary suite is situated in its own wing and provides a sitting area, backyard views and an ensuite bath with double sinks, a garden tub and a private lavatory. Another wing offers two additional bedrooms with a shared bath. The fourth bedroom is also in its own private wing and has a separate entryway.

Outside is a refinished pool, a covered sitting area, an oversized three-car garage and access to a third bathroom from the pool deck. Highlights include hardwood floors, hurricane energy-efficient windows and doors, a new tile roof in 2017 and new air conditioning in 2021. The property is within close proximity to Honeymoon Island State Park, Caladesi Island, Hammock Park and the Pinellas Trail.

The seller had last purchased the property in 1998 for $255,000 and was represented by Roberta Celiberti with Coastal Properties Group. The buyer was represented by Denver Goodman with Re/Max Action First.

Clearwater’s Floridian Inn is up for auction

The Floridian Inn, a 32-key hotel located at 1630 Gulf to Bay Blvd., Clearwater, is up for auction with a minimum starting bid of $1 million. The owner, under the registered name Yogimahant LLC, purchased the property in 2023 for $3.3 million.

The 0.87-acre parcel of land includes five structures built between 1971 and 1986 which together comprise the two-story hotel as well as a freestanding retail space occupied with a triple-net lease.

The property features a pool and rooms with kitchenettes that allow for extended stays. The high-traffic location is close to the Phillies’ spring training field, Clearwater beaches, Pier 60 and the Clearwater Marine Aquarium.

Bidding on the property begins Nov. 18. The listing is provided by David Loving and Robert Anderson with Matthews Real Estate Investment Services Orange County.

St. Petersburg auto repair shop lists

An automotive repair property located at 4301 49th Street N., St. Petersburg has listed for sale with an asking price of $1.65 million. The 7,200 square-foot, one-story concrete block structure was built in 1990 and is situated on a 0.64-acre of land. It has a base of 6,000 square feet and 1,200 square feet of office space.

The well-maintained property can be divided into three rentable units, separated by closing fire doors. It includes 30 marked parking spaces, is located on a major north/south thoroughfare and has high visibility with a large pylon sign. Nearby retailers include Publix, PNC Bank, Dunkin Donuts, CVS Pharmacy and McDonalds.

The sellers, John and Brenda Hoffman, purchased the property in 2014 for $780,000. They are represented by Willliam Sauter with Sauter & Associates LLC.
