Places This Week: A Dunedin Isle waterfront home

A two-story, 4-bedroom, 4.5-bath waterfront home with over 10,087 square feet of living space has listed for $7.95 million. Built in 1998, the property, located at 1746 Santa Barbara Dr., Dunedin Isle, sits on a 0.55-acre parcel overlooking St. Joseph Sound.

Housed on the lower level is a 1,676 square-foot garage and 4,387 square feet of finished space with a state-of-the-art home theater and a fully equipped gym. The main level with a grand foyer features high ceilings, floor-to-ceiling windows and retracting doors that let in a flood of natural light. Highlights include an expansive living room with a fireplace, a chef’s kitchen with Sub-Zero and Thermador appliances, breakfast area, formal dining room and a family room with fireplaces.  Indian Rocks Beach waterfront cottage available for just over $1 million

An Indian Rocks Beach 3-bedroom, 1-bath cottage, with 100 feet of waterfrontage on the Intracoastal Waterway, has listed for $1.1 million. The 916 gross square-foot property, located at 215 1st St., is currently being used as a second residence and vacation rental.

Recently remodeled, the concrete block home was built in 1953. It features a plaster and cedar wood interior, newer vinyl floors, hurricane rated windows and doors, tankless water heater, remote thermostat, Ring security and spotlights surrounding the home. 

The dock and boat lift were added in 2003; a new sea wall was built in 2017 and new plumbing was installed in 2019. The property, situated on a 2,875 square-foot lot, is within walking distance to restaurants, bars, shops and a water park. Beach access is approximately 400 yards away.

 Largo retail land development opportunity

A 5.6-acre parcel of land at 900 Missouri Avenue N. in Largo has listed for sale for an unpriced amount. The property, situated along the main corridor of Missouri Avenue N./Alt US 19., provides the opportunity to be redeveloped or repurposed for multi-family, retail, medical, distribution or other uses.

On-site is a 46,170 gross square-foot structure built in 1973.  It includes a truck well and overhead doors in the back. ChenMed, a national primary care medical center for seniors, occupies 7,594 square feet on the south end of the building. The company signed a 10-year lease in 2022.

Badcock Home Furniture & More occupies the remaining 37,044 square-feet and will vacate by Sept. 1, 2024. Owner W.S. Badcock Corporation, founded in 1904, purchased the property in 2001 for $1.79 million.

The current allowable building size is over 123K square feet with no limit to the height or number of floors. Nearby retailers include Life Storage, Walmart, Chipotle, Largo Medical Center and Publix.

 Ozona Village property sells for above list price

Situated on over 1/3 acre of land, a 4-bedroom, 3-bath waterfront home in Ozona, Florida sold May 20 for $1.25 million – $50,000 over the list price. The golf-cart friendly Ozona Village was established in 1888 and is one of Florida’s oldest communities, with its first recorded homestead in 1875.

The three-story property, located at 315 Lagoon Dr., features 2,834 square feet of living space overlooking Booker Creek. Highlights of the main level split floor plan include refinished wood floors, an open living and dining room and a large kitchen with new stainless-steel appliances. The primary bedroom with an ensuite bath has a private balcony overlooking the water. The guest bedrooms are on the opposite side of the property. One features a balcony with a pool view; two provide French doors with access to the front deck. A spiral staircase leads to a 304 square-foot third-level den with a balcony and sweeping water views.  

A three-car, 1,922 square-foot attached garage is on the lower level. Outside is a grassy backyard and a large pool and spa within a two-story screened enclosure. The private dock has boat and jet ski lifts.

The prior owner purchased what was then vacant land in 1997 for $122,000. The listing was provided by Marina Kloppel with Coastal Properties Group International. The seller was represented by Magdalena Paszkowski with Homefront Realty.

Treasure Island multi-family property lists

A newly renovated, four-unit multi-family property, with an address at 9921 Gulf Blvd., has listed with an asking price of $2.95 million. The two story, 2,776 square-foot structure was built in 1970 and is situated on a 0.11-acre of land across the street from public beach access.

Inside are four 589 square-foot one-bedroom, one-bath units – each able to accommodate up to four guests – with interconnected doorways.  A spiral staircase on the ground level leads to a 400 square-foot rooftop deck with 360-degree views.  Parking allows for eight vehicles.

Recent renovations, valued at over $280,000, offer new fixtures and furnishings, HVAC systems, roof, plumbing, hurricane impact windows, upgraded electrical systems and manicured landscaping with irrigation.

Investment highlights include grandfathered zoning which allows for overnight accommodations with no lease restrictions, professional management in place and new projects nearby strengthening the potential for short and long-term appreciation.

The sellers, SSS Waters Property LLC and Tasjak Properties LLC, purchased the property in 2022 for $1.08 million. The listing agent is Andrew Belt with The Rand Wilson Group.

Pinellas Park light manufacturing warehouse sells

Two buildings with a combined 62,190 gross square feet, located at 4500 110th Avenue N., sold May 20 for $4.5 million. Situated on a 5.99-acre parcel of land, the industrial warehouse features ample parking on two sides, covered canopies, 30-foot ceilings, five dock-high loading doors and two drive/in, grade level doors.

Building 1 is a two-story structure built in 1990. It provides 33,370 square feet on the ground level, 7,188 square feet of office space on a second level and an 840 square-foot canopy. Building 2 is a one-story structure built in 2005 with a 15,280 square-foot base and a 5,512 square-foot loading platform. 

The seller, Koda Realty LLC, a Delaware limited liability company with offices in Waltham, Massachusetts, purchased the property in 2015 for $2.4 million. The tenant, Douglas Machines Corp., invested in capital improvements valued at over $2 million since its occupancy in 2016. The company holds a lease through December 2026 with two five-year renewal options. The buyer, 4500 Clearwater LLC, is a Florida limited liability company with offices in Greenwich, Connecticut.
