Places This Week: Safety Harbor $7.2 million sale breaks record

A 7,125 square-foot waterfront home, located at 910 S. Bayshore Blvd., sold April 5 for $7.2 million, the highest price paid for a single-family home in Safety Harbor. The three-story, 6-bedroom, 6.5 bath home sits on a 1.37-acre lot with no neighbors for a half-mile on either side.

The gated estate was designed by Tampa’s Boss & Mennie Luxury Home Builders. Once completed in 2019, they, along with investor Katoer Holdings, LLC, sold the home for $3.9 million.

The main level of the three-story estate leads to a two-story foyer, a great room and a grand staircase. On the second level is a formal living room with a wet bar; dining room; a kitchen with custom cabinets, quartz counter tops and a butler’s pantry; and three bedrooms. The third floor provides the master suite along with two additional bedrooms.

Outdoors are expansive terraces, a heated salt-water pool and spa, a kitchen, a deep-water dock and lift and 139 feet of waterfrontage. Other highlights include a 10-car garage, a three-stop elevator and a rooftop terrace.

The seller was represented by Jennifer Zales with Coldwell Banker Realty; the buyer was represented by Shawn Poole with Snap Realty LLC.

Former Largo Walgreens property sells

A former Walgreens located at 6560 Ulmerton Road sold April 5 for $2.88 million.  The parcel of land was purchased by Walgreen Co. in 1999 and the retail store and pharmacy were completed the same year. The  location closed in 2023 and the building is currently vacant.

The one-story, 14,936 heated square-foot structure sits on a 2.15-acre plot of land at the corner of Ulmerton and 66th St. N. Renovations valued at $75,000 were made in 2007 and new HVAC was installed in 2013.

The property is zoned for Commercial General CG and prohibited uses include a pharmacy, lodging or adult entertainment. The purchaser, Ulmerton Road Property LLC, is a Florida Limited Liability Company with its principal address in Adrian, Michigan.

 Bayway Isles home sells for $6.6 million

A 5,442 square-foot single family residence, located at 5335 61st Ave. S. in the Bayway Isles neighborhood of St. Petersburg, sold April 1 for $6.6 million. The home listed in early January 2024 for $7.5 million.

The two-story 4-bedroom, 5-bath home sits on a 14,005 square-foot lot and features 100 feet of waterfrontage, a private dock with a 40-foot water slip and a full-home generator.

Downstairs has an open floor plan with smart home technology, a great room with ceiling beams and a floor-to-ceiling stone gas fireplace, a gourmet kitchen with double islands, a den and an office. The primary suite provides waterfront views and access to the outside living area. A guest bedroom with an ensuite bath is also located on the first floor.

Upstairs are two additional bedrooms and baths, a game room with a wet bar and an outdoor covered balcony.

Exterior features include a circular driveway with an electric vehicle charging station, golf cart parking, an oversized three-car garage with a workshop and a custom lift. In the back is a heated salt-water infinity pool, an outdoor kitchen and grill and a stone wood-burning fireplace.

The property last sold for in 2016 for $998,000. The Seller was represented by Rhonda Sanderford with Coastal Properties Group and the buyer was represented by Karen Eisenbrei with Charles Rutenberg Realty.

 Dunedin’s Meranova Guest Inn hits the market

The owners of Meranova Guest Inn, located at 458 Virginia Lane in Dunedin, are selling the three-building property for $4.5 million. The 5,006 square-foot Inn offers nine unique private floor plans, including five apartment-style rooms and four suites. Each feature Tommy Bahama décor and bedding.

Building 1 is a two-story, wood-framed structure built in 1910.  Inside are seven living units. The first floor encompasses 1,987 square-feet, the upper story has 1,422 square feet and the open and screened-in porches total 524 square-feet. Building 2 is a wood-framed, one-story structure with one living unit. It was built in 1912 and has a total of 1,104 heated square-feet with a 260 square-foot unfinished utility space. Building 3 was built in 1999 and is a one-story structure with one living unit. It has 493 heated square-feet and a 107 square-foot open porch.

The roof of the main building was replaced in 2013 and major renovations were made in 2020. The front fence is expected to be replaced in April 2024. The property comes with an unused restaurant-style kitchen and an established beer and wine license. Outside is a private heated swimming pool, a gazebo and tropical gardens. Dunedin’s historic Main Street is just steps away.

Highlights of this turn-key property include six units with a porch/balcony, private outside entrances with keyless locks, private bathrooms, efficiency to full-sized kitchens and on-site parking.

4th Street restaurant and retail property for sale

A 23,031 square-foot two-story property currently leased to Outback Steakhouse, Panera Bread and four other tenants has hit the market with an asking price of $6.99 million. Located at 1914 4th St. N., St. Petersburg, the property sits on a major commercial corridor, across the street from Sunken Gardens and in a highly dense residential area.

The four other tenants, which occupy 62% of the space and generate 68% of the gross income, include Voyage Med Spa, McLain Foods, Red Effect Infrared Fitness and St. Petersburg Dental Studio. Seventy-one percent of the leasable area is occupied by tenants with NNN leases. Panera Bread recently renewed their lease with a 20% rental increase.

The structure, which sits on 1.28-acre of land, was built in 1925. The ground floor encompasses 14,686 heated square feet, the upper story has 8,159 and an unfurnished utility space occupies 186 square-feet. The current owner, Fourth Street Retail LLC purchased the property in 2021 for $5.3 million. Renovations valued at over $100,000 were made between 2022 and 2024.

Largo medical office property lists

A fully leased medical complex located at 8588 Starkey Road in Seminole has listed for $2.2 million. The four tenants include LapCorp, Orthodontist Specialist of Florida, Life Adventures Counseling and We Buy Houses.

The 7,760 square-foot one-story structure was built in 1987 and renovated in 2019. A new roof was also added that year. It sits on a 31,694 square-foot parcel of land in the middle of six medical centers: Northside Hospital, St. Pete General, The VA Center, Largo Medical Center, The Heart & Vascular Institute and HealthSouth Rehab Hospital. There are four parking spaces per 1,000 square-feet.

The property was last purchased in 1992 for $315,000. The listing agent is Michelle Bible with VIP Executive Realty LLC.
