Beach estate hits the market for $18M – could set a new county record
An 11,875-square-foot Clearwater Beach estate is now listed on the market for $18 million – if sold at the asking price, it would become the largest residential sale in Pinellas County.
Real estate agent Heidi Odio of Compass, who has the listing with Kerry Lather, said an $18-million sale for the property at 1170 Mandalay Point Road would be the highest sale within the county, at least stretching back as far as 24 years.
The last home record-breaking sale in the county was for the estate at 1700 Gulf Blvd. in Bellaire Shore, which real estate mogul Ben Mallah bought in 2019 from former Phillies All-Star Ryan Howard in a $16.5 million deal.
The seven-bedroom Clearwater Beach estate is nestled behind the gates of a 12-lot community that overlooks the Clearwater Harbor and the Gulf of Mexico. If the property fetches the full asking price, the sale would break down to $1,516 per square foot.
Carlos Odio, the founder of TicoFruit, a Costa Rican-based citrus company, and his wife Cecilia are the owners of the property. The Odios purchased the property for just under $1 million in 1991 and tore down the existing home to build anew, said Heidi Odio, who is also the sellers’ daughter-in-law.
The new home was completed in 1999. Heidi Odio said the home doesn’t fit into a specific architectural style as the owners worked with three different architects, which included designers from Brazil, Costa Rica and another from Clearwater.
“The home has a very clean, timeless style and takes advantage of the water views, but at the same time is very private,” Odio said, explaining how every room offers a view of the waterfront and the owners designed the outdoor entertainment space in a private setting while not obstructing any views.
Carlos and Cecelia Odio, who split their time living in Florida and Costa Rica, are selling the home to downsize but will continue to reside in the area.
Overall, the home totals 18,717 gross square feet and includes a dock steps from the front door that can accommodate up to an 80-foot yacht and other watercraft.
It also boasts a 63-foot-long lap pool, a private boardwalk to the beach, a poolside wet bar and a five-car garage with a Tesla electric plug-in station.
Inside, the estate features 10-foot-high ceilings and Saturnia stone marble, according to the listing.
The home is equipped with a smart house system, which controls indoor and outdoor lighting, window treatments, and an automated built-in hurricane shutter system. The home is also built above sea level; there are 100 pilings under the property.
Another property with a high asking price in the county is the estate at 802 Druid Street S., which is listed for $16.99 million.
The 16,000-square-foot Druid Street waterfront estate was previously listed at $30 million, as the asking price initially included the adjacent properties to the north and south.
