Echelon planning new project in Carillon Park

A developer is planning to bring a new mixed-use project at the Carillon Office Park, where Raymond James Financial and other large employers are based. 

St. Petersburg-based real estate company Echelon, the master planner behind the long-anticipated Echelon City Center in Carillon, recently filed a stormwater application plan for a new 67,700-square-foot building in the 432-acre park. 

The project site, located on lots 7 and 8, is at the corner of Main Street N. and Carillon Parkway on a 2.15-acre vacant parcel. It sits across from a Publix Super Market, between the existing 15-story WaterView residential complex and the five-story Axio at Carillon apartments. 

The highlighted area shows the project site of the lots. 

While the filing doesn’t specifically name the project, the plan hints that it will be a mixed-use development with several retail spaces along the perimeter of the site. Amenities such as a lobby, workspace, a dog washing area, bike storage and parking, which are typically included in residential developments, are also shown in the submitted documents.

The two lots are adjacent to what’s referred to as Site 9, where Echelon is building a 17-story, 176-unit luxury residential complex at 112 Main St. N. that will have over 16,350 square feet of retail and restaurant space. 

St. Petersburg-based firm ARC3 Architecture Inc., which worked on the 15-story WaterView apartments and is working on the Site 9 project, is listed as the architect for the development of lots 7 and 8. 

The development of the lots is included in the overall phased 20.5-acre Echelon City Center master plan. 

Specs of the city center at full buildout, according to the development team:

  • 172,000 to 190,000 square feet of retail
  • 500,000 to 600,000 square feet of office 
  • 120-key limited-service hotel
  • 1,500 to 1,700 residential units

The two lots could potentially house the hotel in addition to the residential and retail components, if the developer moves forward on the initial plans.
