Mixed-use development for Skyway Marina District moves forward

A large mixed-use project that would be built on the site of a shopping center in the Skyway Marina District is moving forward. 

St. Pete’s Development Review Commission unanimously approved plans this week for the development planned for the southwest corner of 34th Street and 42nd Avenue South. 

The St. Pete Catalyst first reported the plans for the proposed redevelopment in July. 

The project calls for the demolition of an existing 111,834-square-foot shopping center, which has several tenants, and redevelopment of the site into a large residential building along with commercial uses. 

The breakdown of the project: 

  • An eight-story, 400 unit residential building
  • A 4,500-square-foot restaurant
  • A 95,000-square-foot self-storage facility 
  • A 2,400-square-foot bank with a drive-thru 
  • 900 square feet of office space 

The land is owned by California-based Maximo Plaza Inc. but is under contract by Jack Dougherty of Allied Group Holdings.

The residential component of the project would be called Marina Beach. The eight-story residential building would have six floors of rental units and two floors for parking. The building will overlook Boca Ciega Bay.

Meanwhile, the proposed bank with a drive-thru will be on the northeast corner of the property. The self-storage building will be located along the southern side and the proposed restaurant will be situated between the bank and self-storage building. 

Renderings reveal the self-storage facility will be managed by LifeStorage; however, there aren’t any renderings that hint at what bank branch or restaurant will be part of the development. 

The site is adjacent to the 245-unit Marina Walk apartment complex, which is currently under construction. The Marina Walk project is one of the Allied Group Holdings’ projects.

    It is good to see something happening on this site, but it is a little hard to get excited about more storage facilities on 34th Street S. Storage facilities are essentially dead urban space, minimal activity, no street appeal – the opposite of any type of lively retail spaces that might improve a district. We might want to call this area the Skyway Storage District given the number of facilities in the area. I would urge city planners to push the developers and their architects on this one. The drawings provided look quite generic, and a bit uninspiring, not really something that seems like a long term architectural asset. We need high quality urban design and architecture in all parts of St. Petersburg. These redevelopment opportunities only come along once in a lifetime, we should not squander them. Let’s raise the bar, not lower it.

    Good thing we ignored people (whom rarely have any skin in the game) that wanted to reduce 34th St S down to two lanes each way. The city is growing and we can accommodate it because of our wide main roads. I hope I’m wrong, but I’ll take the under in terms of passenger count estimates on the 1st Ave N.and S. express bus lanes that take a lane of traffic plus parking.
