Places This Week: 101-year-old Dunedin home nets $4.1M

Built in 1924, a 6,160 gross square-foot waterfront property located at 1268 Bayshore Blvd., Dunedin, sold Feb. 28 for $4.1 million, three percent above the list price.
The two-story home provides four bedrooms and three baths. The main level offers a spacious open floor-plan, including a family room with a fireplace and French doors that lead to a large screened porch. The dine-in kitchen features shaker-style cabinetry, Cambria countertops and natural gas stainless steel Wolf appliances.
Upstairs is the primary suite and three guest bedrooms. The main suite features a fireplace and an ensuite bath equipped with a double-sink vanity, a walk-in shower, a large walk-in closet and a full-size washer and dryer. French doors open to a 1,100 square-foot balcony overlooking the grounds below.
Also on the property is a newly constructed 1,135 square-foot carriage house with a three-car garage on the lower level and a two-bedroom, one-bath water view apartment upstairs.

Fully-equipped surgery center and medical office lists
Clearwater Medical Center, a fully equipped ambulatory surgery center and medical office, has entered the market with an asking price of $13 million. The two facilities, with addresses at 1330 and 1340 S. Missouri Avenue, Clearwater, are situated on a 1.14-acre parcel of land. Both are certified with the Agency for Health Care Administration.
The one-story, 8,543 gross square-foot surgical center, at 1330, was built in 1960. It features four operating rooms, a five-station pre-op area, an intake and visitor waiting room, four bathrooms, a breakroom, a pharmacy and 14 lockers.
The medical office at 1340 was built in 1971 and provides 15,580 gross square feet across two floors. The 8,491 heated square-foot main level, with high-vaulted ceilings, is equipped with a patient concourse, 12 exam rooms, an x-ray room, restrooms and an elevator lift. Upstairs is 5,068 square feet of administrative office space, a conference area, breakroom, computer room and additional restrooms.
Both facilities have been updated in the last five years and are being sold fully furnished and ready to begin business operations. A separate 0.54-acre parcel at 1370 S. Missouri Avenue, included in the sale, provides additional parking for staff, patients and visitors.
The seller, under the registered name 1330 S Missouri LLC, purchased the 1330 and 1340 S. Missouri Avenue parcel in 2008 for $1.290 million and the 1370 S. Missouri Avenue property in 2021 for $600,000.

Former Japanese steakhouse property for sale
Property formerly occupied by Oishi Japanese Steakhouse & Sushi, located at 5800 34th Street N., St. Petersburg, has listed for sale for $1.699 million.
The one-story, 3,442 gross square-foot structure was built in 1971 and updated in 2019. It is situated on 0.47 acres of land with prime visibility on a high-traffic corridor.
The sale includes all furniture, fixtures and equipment, as well as availability on a nearby pylon signage. The property is well-suited for a new retail or dining spot.

Ultimar III Sand Key condominium lists
A 2,300 square foot 12th floor residence in Ultimar III condominiums, in the Sand Key neighborhood of Clearwater Beach, has listed for $2.4 million. Located at 1560 Gulf Blvd., the 100-unit complex, built in 1995, includes 91 apartments and nine penthouses.
Unit 1202 is a three-bedroom, three-bath unit located in the northwest corner of the building. The kitchen has an open-concept layout and a separate coffee bar. The primary suite features a spa-like bathroom with a large jacuzzi soaking tub, a walk-in shower and a double-sink vanity. Pinellas County Housing Authority purchases two senior living facilities
Palm Lake Village Housing Corporation, under the registered name Pinellas Assisted Living, LLC – a non-profit arm of the Pinellas County Housing Authority – closed Feb. 28 on the acquisition of two senior care facilities.
Curlew Care of Clearwater, located at 2730 Curlew Rd., was purchased for $2.038 million. It is a 6,618 heated square-foot assisted living facility situated on a 1.39-acre parcel. Built in 1956, it provides 26 private and semiprivate rooms as well as a guest suite for out-of-town visitors. The seller, Bennett Retirement Communities LLC, purchased the property for $1.674 million in 2012.
Evergreen Manor is a 36-bed property located at 3297 State Rd. 580, Safety Harbor. The purchase price was $2.861 million. The 7,696 heated square-foot structure was built in 1996 and sits on a 1.48-acre plot of land. The sale included an adjacent 1.37-acre parcel of vacant land. The seller, K and D Care Communities, LLC, purchased both parcels in 2014 for $2.9 million.
Pinellas Assisted Living, LLC secured the purchase with a $4.038 million mortgage from Bank of Central Florida.
