Indian Rocks Beach estate sells for $10 million 

An estate at Indian Rocks Beach that was constructed this year has sold for $10 million. 

The 5,828-square-foot beachfront estate at 32 Gulf Blvd. features an elevator, a six-car garage, a kitchen with two islands and a wine bar. 

All of the rooms in the house offer views of the Intracoastal Waterway, according to the listing.

The home features five waterfront verandas/balconies, a pool and a private dock. 

It was previously listed with a $9.995 million asking price. The property last sold in 2001 for $627,000. 

The buyer took out a $7.5 million mortgage loan from Central Bank Illinois. 

Richard Hehl with Coastal Properties Group represented the seller. Terry Tillung with Coldwell Banker Realty represented the buyer. 

 

Tyrone car dealership center sells  

Gregory Descent, owner of the Northwest Collision Center, purchased the Mazda dealership directly across the street from the collision center. 

Descent purchased the 16,805-square-foot dealership at 3300 Tyrone Blvd. N. and an adjacent lot for just over $5.5 million from Pinellas Motorcars LLC.

“We’ve always repaired their Mazda vehicles, and we still do,” Descent said. “When they were moving, I decided to buy it and expand. Now we will be operating on both sides of Tyrone Boulevard.” 

He said the Mazda staff left the site several weeks ago and have relocated the business. The signage has since been removed. 

Descent plans to renovate the building and use it as the pick-up and drop-off location for vehicles while the collision center’s current building, located at 3301 Tyrone Blvd. N., will operate as the maintenance and repair shop. 

Northwest Collision Center has been in business for over 60 years in St. Petersburg. Descent acquired the business in 1996.

This will be the company’s third expansion.

The team moved into the current 15,000-square-foot building in 2016. 

“We thought this would be adequate enough, but seven years later, we have outgrown this property as well,” Descent said, stating the collision center is one of the few locally licensed Tesla vehicle repair centers. 

Descent took out a roughly $4.4 million loan from Bayfirst National Bank for the new purchase. 

The 22-person team will be hiring additional estimators and mechanics as a result of the expansion. 

 

St. Pete retail store sells

Griffin Commercial Properties LLC purchased the shuttered storefront in a $1.4 million deal from building owner Aquatic Pools Inc.

The new buyer plans to open a Club Pilates center at the location, according to a news release from Smith and Associates Real Estate.

Brokers Patrick and Chris Calhoon of the Calhoon Commercial Group listed the site. Steven Silverman of Tampa Commercial Real Estate represented the buyer.

The 3,600-square-foot store has been in business since 2005. It previously housed a TV sales and service operation, as well as a pharmacy. 

 

Construction begins for Castille Urbana 

NJR Construction Group, a residential development group, has commenced construction on its newest development – Castille Urbana. 

The five-level condominium development broke ground last month at 600 3rd Ave. S. The project site is 150 feet from NJR’s previously completed sister project, Domus Urbana.

The 40-unit luxury Castille Urbana complex will feature two- and three-bedroom floorplan options, ranging from 1,158 – 1,650 square feet. The team has 25% of the units under contract. The prices for remaining residences begin in the $600,000s. 

The plans for $12.5 million Castille Urbana project were first unveiled in late 2021. 

The development team initially received negative remarks from the St. Petersburg Development Review Commission about the project. 

The challenge stemmed from an appeal filed by the 3rd Avenue South Townhomes Property Owners Association Inc.

The subject property for Castille Urbana has two existing two-story buildings and three one-story buildings, with a total of 13 residential units, which were demolished for the new project. 

Site plans for the project show the ground floor will consist of a lobby, an amenity space, utility rooms and enclosed parking with car charging stations. The second through fifth floors will consist solely of condo units. There will be amenities such as a fitness center and a dog park. 

The project is expected to be completed by 2024.
