$15.5 million home pending sale 

The Snell Isle waterfront estate with an asking price of $15.5 million is now pending a sale. 

The 8,777-square-foot home at 1761 Brightwaters Blvd NE. was constructed in 2022 by local homebuilders George and Jamie Lutich.

Carol Fasick Joyce and Alexis Logan of The Dynasty Group helped secure the site for the couple when they closed on it last year for $3.6 million. They demolished the former home on the property and commenced construction on the new home in September 2021. 

“George and Jamie instructed us to find them a property off-market on Brightwaters where they could build their dream home. Within two weeks we found it and were under contract,” Logan and Joyce said, who are also the listing agents for the home. 

“The owners build and design the homes for themselves intending to live in it, sparing no expense or detail. When a buyer comes along, they sell it and build another. We’ve been part of this from the beginning when they had this incredible vision. It’s been amazing to see this house come to life – it was like watching art in the making.”

The former home on the property was set closer to the water, limiting the outdoor space, while the newly built home has 100 feet of water frontage. 

The living room features 22-foot ceilings and floor-to-ceiling windows. The open-plan dining area has a chef’s kitchen, custom cabinetry, stone countertops, Subzero, True and Wolf appliances and a walk-in wine room, according to the listing

The floating stairway leads upstairs to four bedrooms and an in-law suite with a kitchenette, an office area, and an entertainment room with a large bar, a theater and a balcony.

Outside, it boasts an outdoor kitchen, pool, spa, shower, a new private dock and a 24,000-pound boat lift.

The five-bedroom home also features hurricane-impact windows, an elevator, and an exercise room with a sauna, a six-car garage, an electric car charger and spickets for car washing. 

The home is being sold furnished. 

Logan and Joyce said they are expecting to receive the certificate of occupancy next week and there a few minor items that need to be completed.

The sale is expected to close on Nov. 30. 

 

Daou to develop new 13-story hotel in Edge District

St. Petersburg developer Jon Daou, president of Eastman Equity, and credited with elevating the restaurant and retail scene in the Edge District, will be developing a new 13-story hotel.

Daou has submitted plans for review for a two-phase development at 1111 Central Ave., on the corner of Central Avenue and 11th Street North, that entails building a new 114-room hotel with a large food and beverage emphasis as well as a rooftop bar. The project also entails the creation of an urban garden and 5,000 square feet of commercial space.

The property is currently developed with green space, a surface parking lot and multiple commercial structures.

Phase 1 of the $26 million project entails constructing the 95,000-square-foot hotel on the green space at Central Avenue and 11th Street North.

The group would demolish the existing vacant structure at 1201 Central Ave. and repurpose an existing 3,000-square-foot commercial building. 

As part of Phase 1, Intermezzo Coffee’s building would be demolished. The space would be converted to a pedestrian-only connection “promoting cross-block connectivity” and would be adjacent to the hotel, according to city documents. 

Daou is proposing to make improvements to the surface parking lot to the west. This lot will be utilized as a private valet-only parking lot for the hotel.

Phase 2 of the redevelopment includes creating an urban garden and detached single-story garden bar.

“The proposed building height, placement and massing are consistent with other existing and proposed developments in the immediate area. Site improvements will include nearly 20-foot-wide sidewalks, street trees and landscaping, open green space, bicycle parking and additional on-street parking spaces on Central Avenue,” according to the developer’s application. 

Eastman Equity is working with Tampa-based Alfonso Architects.

The project will go before the St. Petersburg City Council, meeting as the Community Redevelopment Agency, on Nov. 10. The CRA will review the Phase 1 plans to determine if it’s consistent with the Intown West Redevelopment Plan. 

 

Eyed Masonic Lodge sells 

The building at 3455 58th Ave. N. that was planned as a Masonic Lodge has a new owner. 

The 6,556 -square-foot building sold for $1.05 million to an entity registered as Saint Petersburg LLC. 

The sellers purchased the 1984-built property in November 2017 with plans to develop it into an assembly hall for a Masonic Lodge.

According to a listing, an interior demo permit was issued and executed. The site plan was approved and permitted by the county.

The new construction alongside an additional 1,500-square-foot building structure were also approved by the county; however, it “became prohibitive due to inflation costs caused by Covid, thereby the owners decided to sell.”

 

Old Northeast home sells for $3.2 million

The 4,176-square-foot home, built in 2017, is situated on a corner lot and was sold fully furnished. 

The kitchen is outfitted with custom cabinets, quartz countertops, stainless appliances, a gas range and a wine refrigerator.

There’s a “secret kitchen door” that leads to a separate guest suite upstairs that also can be accessed from the west side of the home. The guest suite boasts a separate living and dining space with a full kitchen, an electric fireplace, a bath, a walk-in closet and a laundry room, according to the listing

The five-bedroom home also has a pool and covered lanai, and a three-car garage equipped with an electric vehicle charging station and finished floors.

The property last sold in 2017 for $1.365 million.

    It really looks like an office building (cold and colorless). Hard to see it as a “home”
    Could be gorgeous (besides that incredible view)… New owners – please give this space some color & personality! She deserves it!
