Places This Week: 1925 Harbor Oaks estate for sale

 A 6,087 square-foot home, on the bluffs overlooking Clearwater Harbor, has listed for sale with an asking price of $6.2 million. Located in the Harbor Oaks neighborhood at 205 Magnolia Dr., the two-story, 5-bedroom, 5-bath property was built in 1925 and sits on a 2.8-acre gated waterfront corner lot.

Antique Tiffany glass entrance doors on the main level open to a center hall with a grand staircase designed with wood steps, and white wrought iron banisters and rails. The light wood floors throughout the home are made from oak and maple. The kitchen, with marble floors, features a wood-topped island and cream-color cabinets. The expansive living and family rooms each have a fireplace. Upstairs is a split-bedroom floorplan. All five bedrooms are on this level, along with three full baths. Two of the bedrooms have balconies overlooking the harbor; a third balcony faces the front entrance.

In the rear of the property is a pool, spa and fountain. Next to the pool is the original carriage house with a 1,380 square-foot four-car garage and separate utility space on the lower level. On the second floor is an 828 square-foot unfinished mother/daughter apartment with an outdoor patio over the garage facing the water. A second gated entry closer to the harbor leads to a boathouse and room to build a private dock.

The Saint Hotel on St. Pete Beach sells for $9.98 million

Following a year on the market, The Saint Hotel and 82 Degrees restaurant, located at 7201 and 7203 Sunset Way, respectively, along with two adjacent lots – all situated on a 0.33-acre parcel of land – sold April 30 for $9.98 million.

The 15,568 gross square-foot property was built in 1949 and purchased by the seller, Sunset Suites LLC, in 2017 for $1.8 million. Between then and 2021, improvements and upgrades, valued at approximately $750,000, were made. These included new plumbing, roof, electrical, impact windows and doors, HVAC, flooring, fixtures and a new pool.

Guest rooms, two of which offer water views, feature solid wood headboards, plush mattresses, contemporary furnishings and kitchenettes. Artistic designs include murals by St. Petersburg’s  Vitale Brothers.

82 Degrees, the hotel’s onsite bar and grille restaurant, provides for both outdoor and indoor seating. Other amenities include on-site laundry facilities, beach access, adjacent parking and sunset water views.

The buyer is 7201 Sunset LLC, a Foreign Limited Liability Company with offices in Tavernier, Florida.

 Dunedin’s Pirates Cove Marina enters the market

The Pirates Cove Marina and Boat Club, located at 2400 Bayshore Blvd., Dunedin, has listed with an asking price of $10 million.

The 18,000 gross square-foot interior showroom, built in 1968, includes offices, a restroom and a storage barn able to accommodate 81 inside storage racks.  The 2,250 heated square-foot Ship Store provides two restrooms and offers deli sandwiches, cold drinks, retail items and bait.

Outdoors are storage racks for 48 boats and 374 feet of waterfront on the Intracoastal Waterway. The dock area has 10 cradle lifts, three wet slips, 13 floating docks and a fuel pump. Situated on a 1.365-acre parcel of land, the marina is located minutes from Honeymoon Island, Caladesi Island, Clearwater Beach and downtown Dunedin. There are 57 parking spaces on-site with easy access via car or boat. Current opportunities include boat and retail store sales, storage rentals and club memberships.

The property was last purchased in March 1999 for $358,000 by Pirates Treasure Inc. which has since changed the name of tthe organization to Pirate’s Cove Holdings LLC. The listing agent is Kelly Montgomery-Kepler with Engel & Volkers.

 400 Beach Drive 25th floor condo sells

A 3,976 square-foot condominium located on the 25th floor at 400 Beach Drive, St. Petersburg, sold May 6 for $3.6 million – $400,000 below the list price. Unit 2505, which features 3 bedrooms and 3.5 baths, is only one of two residences on the floor.

The one-story unit has its own private foyer and a double door entrance leading into the grand salon. A large formal dining area and family room are situated off the gourmet kitchen which features granite counters, custom cabinets and a butler’s pantry. The owner’s suite provides two walk-in closets, access to one of two terraces and an updated bath with a jetted tub and separate shower. The two additional bedrooms also have their own ensuite bath. A home office with floor-to-ceiling windows allows for an extra bedroom.

Recent upgrades include new HVAC systems; new granite countertops, flooring and Sub-Zero appliances in the kitchen; in-wall speakers installed in multiple rooms; motorized shades and lighting and electric car connections at the two assigned parking spaces.

Building amenities include 24-hour concierge and security, a world-class fitness center, grilling stations and a resort-style pool.

The seller, represented by Lee Stratton and Debbie Momberg with Smith & Associates Real Estate, purchased the unit in 2016 for $2.91 million. The buyer was represented by Diana K. Geegan with Keller Williams St. Pete Realty.

Old Northeast Mediterranean home lists

Built in 1926, a two-story 2,529 square-foot Mediterranean home located at 525 17th Ave NE, St. Petersburg, has listed with an asking price of $2 million.

The main level features a formal dining room, a large living room with a gas-burning fireplace and French doors leading onto the front porch. The gourmet kitchen is outfitted with a dual-fuel double oven range and furniture-grade custom cabinets. Off of the kitchen is a mud room with laundry facilities. An office/den can be transformed into a guest bedroom. Upstairs is a split-floor layout with the master bedroom and ensuite bath on one side and two additional bedrooms that share a bathroom on the other. 

Outdoors is a detached two-car garage with an electric car charging station. Owner owned solar panels provide 100% of the electricity. Additional amenities include hurricane-rated windows and doors, plantation shutters and a private, landscaped backyard with a tumbled brick paver patio.

The home was previously purchased in 1998 for $275,000. The listing agent is Julie Maguire with Dalton Wade Inc.

Clearwater architecture firm’s office space sells

 A two-building, 7,888 combined gross square-foot general warehouse and office space, designed by and serving as the headquarters of Sofarelli & Associates Architecture Inc., sold May 2 for $2.14 million – approximately $360,000 below the original list price of $2.5 million. The structures, located at 6365 142nd Ave N. in Clearwater, were built in 2005 and are situated on a 0.62-acre parcel of land.

Building 1 is a one-story, 5,168 gross square-foot property with a reception area, four private offices, a conference room, workstations and a fully-equipped kitchen. Building 2 is a 2,720 gross square-foot furnished residential space with a vehicle lift in the attached garage.

The gated lot includes 16 parking spaces, RV storage and hook-ups, and air-conditioned garages.

The seller acquired the property in 2003 for a price of $102,500. The Buyer, 6365 142nd Ave. N, LLC, registered as a limited liability company with the State of Florida in April 2024. Vector Commercial Real Estate Services was the listing agent.
