Places This Week: 42+ acre Clearwater Beach estate lists

A 42.5-acre estate sitting on the most northern tip of Clearwater Beach, bordered by Caladesi Island State Park, has hit the market with an asking price of $37.5 million, the second highest Pinellas County-priced home on the market at this time.

The coastal property was purchased by Edwin Rhodes Hunter, a native of Des Moines, Iowa and a co-owner of that area’s Hiland Potato Chips. He had been a minority partner of the Clearwater Beach Hotel since 1955, became the sole owner in 1976 and demolished and rebuilt a 59-unit section of the hotel in 1987.

That same year, Hunter built a 3-bedroom, 3-bath home on his Clearwater Beach property. Located at 1198 Mandalay Point, the wood-framed 3,434 square-foot structure is elevated 20 feet above sea level with all rooms offering views of the Gulf of Mexico. It is accessible by boat or a private road.

Highlights include a split-bedroom floor plan, cathedral ceilings, an outdoor atrium with 20-foot ceilings, a heated lap pool raised above ground level, a private gated enclave of only 11 homes and within walking distance to the Carlouel Yacht Club,  built in 1934.

Pinellas Park Multi-Tenant Building sells

A one-story flexible light manufacturing building with multiple tenants, located at 10530 72nd St. N., sold Feb. 27 for $2.4 million. The owner, Skyway Plaza II LLC, with offices in Pinellas Park, purchased the property in 2018 for $1.9 million.

The 15,000 square-foot structure is fully air-conditioned and sits on a 1.65-acre lot. It is currently occupied with short-term tenants, allowing the purchaser the opportunity to immediately raise rents or retain one or more units for their own use.

The property was built in 1987 and includes six grade-level doors with clear 12-foot heights and 30 parking spaces.

The purchaser was Liberation Technology Services, Inc., a web development, hosting, e-commerce and digital marketing services company with a principal address at 1702 W. Cleveland St., Tampa.

The seller’s broker was Hayden Peiker with Commercial Partners Realty.

 Clearwater Home Depot property lists for over $24 million

A property located at 2495 Gulf to Bay Blvd. in Clearwater and leased by Home Depot since 1997 listed Feb. 23 with an asking price of $24.7 million.

The supermarket/superstore structure was built in 1995 and last purchased in 2018 for $17.9 million by NNN Clearwater FL Owner LP, a Delaware Limited Partnership with a principal address in New York City. It encompasses 136,375 gross square feet and sits on a 13.13-acre parcel of land.

Home Depot’s NNN (triple net) lease has over three years remaining in the first extension period with two five-year option periods to renew and a 7.5% rent increase for each option period. With the tenant being responsible for taxes, insurance and maintenance, the landlord’s responsibilities are minimal.

1930 Gulfport home sells

Following over 230 days on the market, a 3-bedroom, 3-bath home in Gulfport, with two offices, sold Feb. 27 for $775,000 – 6% below list price. According to the listing, Gulfport historians say the property, built in 1930, once served as a gentlemen’s fishing club.

The two-story structure is located at 5419 Delette Ave. S. With over 2,100 square-feet, the first floor features a formal living room, den and eat-in kitchen. Additional space can be converted to accommodate a master bedroom and ensuite bath on the main level.

Highlights include refinished wood floors, high ceilings, a crawl space and two separate HVAC systems. The 6,795 square-foot lot includes an oversized detached garage that can also be used as a workshop or art studio. The home is steps away from downtown Gulfport and was last purchased in 2018 for $400,000.

New Largo Wawa Drive-Thru property for sale

A parcel of land, with a brand-new Wawa Drive-Thru under development and expected to be completed this year, has listed with an asking price of $2.99 million. Wawa, a Philadelphia-based company, signed a 10-year NNN ground lease in 2023 with six five-year options to renew and a 7% rental increase at the beginning of each option. The lease is corporate guaranteed by Wawa, Inc.

The 2,016 square-foot structure,  located at 2530 E. Bay Dr., Largo, sits on almost an acre of land and is part of a larger development that includes a Winn-Dixie, Bank of America and Amped Fitness. Wawa begin pursuing drive-thrus during the Covid-19 pandemic in response to consumer demand for convenient ordering. Currently the only two other drive-thrus are located in Falls Township, Pennsylvania and Westhampton, New Jersey.

The Wawa is strategically situated fronting East Bay Drive with additional access from Keene Road. There is room for approximately 14 parking spaces on site.

The property is owned by BW East Bay Keene, a limited liability company with offices in Tampa. It was purchased for $1.55 million in Dec. 2021.

 Riviera Bay homes lists for $1.79 million

A waterfront estate, located at 196 97th Ave. NE in the Riviera Bay neighborhood of St. Petersburg, has listed for $1.79 million. The 2,744 square-foot 4-bedroom, 3-bath home was built in 1971 and features nearly 180 feet of waterfrontage on a canal.

Inside is a formal dining room, den and an open living area with access to the outdoors and expansive views of the canal. The owner’s suite spans almost 800 square feet and features a large walk-in closet and a dedicated air temperature control system. Outside is a saltwater pool, a two-car attached garage, a parking pad and a boat lift and dock.

The home was last purchased in 2014 for $420,000. Renovations valued at almost $200,000 have been made since.
