Places This Week: A waterfront estate in Dunedin

147 and 139 Edgewater Dr., Dunedin is a two-parcel estate with six bedrooms and six bathrooms that has listed for sale with an asking price of $6.95 million. The two expansive lots provide a combined 4.9 acres with 226 feet of waterfrontage with Intracoastal Waterway access. 

The main residence is a two-story, 4,257 heated square-foot home built in 1900. The first level features multiple living spaces with restored hardwood floors and custom millwork, including a formal music room and a sitting room – each with a wood-burning fireplace, a dining room with wraparound windows, a den with custom built-ins and a rolling library ladder, a chef’s kitchen with Thermador and Sub-Zero appliances, and a family room that opens to water views. Upstairs is the primary suite with a fireplace, balcony, and an ensuite bath with a marble walk-in shower, soaking tub, crystal-inlaid mosaic tiling and a dressing room with storage. Also on this level are two guest bedrooms.

Attached to the main home is a two-story, 1,852 square-foot guest house with three bedrooms, a prep kitchen, its own Generac generator and a 440 square-foot garage.

The adjacent parcel features a separate, 1,944 heated square-foot two-story structure built in 1997. On the  lower level is a game room, a full bar and a bath. Upstairs is a custom office with floor-to-ceiling cabinetry and a balcony.

The landscaped grounds, with gas lanterns, include a swimming pool with a diving board, a lighted tennis court, a koi pond and a gazebo for outdoor dining.

Two-unit strip center lists on St. Pete Beach

A fully-leased two-unit strip center at 7612 and 7618 Blind Pass Rd., in the heart of downtown St. Pete Beach, has entered the market with a sales price of $1.5 million. Due to its elevated positioning, the property did not sustain damage in last year’s hurricanes and is generally protected from storm surge and flooding.

The one-story structure was built in 1983 and is situated on a 0.45-acre of land. The property’s 3,060 square feet are equally divided between the two units. Nori Thai restaurant occupies 7612 Blind Pass Road with a lease that expires the end of November 2028. RipTides bar, at 7618 Blind Pass Road, holds a lease that expires in September 2029. Both tenants have one option to renew for five years.

The parcel provides 30 spaces for tenant and customer parking.

The seller purchased the property in 1995 for $335,600. The listing is provided by Jake Lurie and Andrew Doerr with Matthews Real Estate Investment Services.

Dunedin food hall sells at auction

The sale of Dunedin Mix, a multi-tenant food hall, bar, retail and event space located at 990 Broadway, Dunedin, closed April 28 for $2.5 million.

Kokolakis Contracting, a construction company with offices in Tarpon Springs and New York, made the purchase through an auction held in late March. Its president, Joe Kokolakis, has developed other projects in Dunedin, including Victoria Place apartments on Main Street and Artisan Apartments on Douglas Avenue.

The two-story, 9,983 gross square-foot property was built by the seller, Paramount Construction Group, in 2023. Its president, Brandon Stanley, opened the mixed-use space with his wife and mother in February 2024. It featured multiple food options, including Polynesian, Italian and tapas. The centerpiece of the hall’s shared dining room was Circle 1852, a 360-degree rotating circular bar which served beer, wine and craft cocktails.

Included in the sale were two walk-in coolers, furnishings and a transferable 4COP liquor license.

The seller, represented by Trace Linder and Sid Bhatt with Saunders Commercial, purchased the property in 2018 for $680,000.

Former Clearwater Hamburger Mary’s property for sale

A two-parcel redevelopment site at 28910 US Highway 19 N., Clearwater is being offered for $1.9 million. The combined 2.67-acre property had been home to Hamburger Mary’s Bar and Grille, which opened its Clearwater location in 2013 and shut its doors in March 2023. For nearly four years, it had been the last Hamburger Mary’s restaurant in the Tampa Bay area.

The 7,932 heated square-foot restaurant was built in 1985 and sits on a 1.88-acre of land. It offers a 224 square-foot canopy and a 1,220 square-foot outdoor open porch. The property has CP (Commercial Parkway) zoning which allows for retail, restaurants, hotels, residential, offices and institutions. A billboard on the property currently generates monthly income. Also included in the sale is an adjacent 0.79-acre vacant piece of land.

Rath Properties Tampa, LLC, with headquarters in Cincinnati, Ohio, purchased the two parcels in 2024 for $1.7 million. The listing is by Mark Ganier with Re/Max Ganier Commercial Real Estate.

 Illinois company buys two mobile home parks

Lakeshore Management, Inc., a property management company based in Skokie, Illinois, closed April 24 on the purchase of two manufactured home communities.

Isle of Palms Mobile Home Park, at 7400 46th Avenue N., St. Petersburg, is a 13.5-acre site with 163 units. The homes were built in 1950 and 1960. The complex offers a clubhouse/community center, a billiard room, a shuffleboard court, a library and laundry facilities. The purchase price was $11 million.

Sun Seair is an age-restricted (55+) mobile home community located 6372 126th Avenue N., Largo. It is an 11.90-acre site with 126 units built between 1945 and 1975. Amenities include on-site staff, planned social activities, a shuffleboard court, billiard room and laundry facilities. The purchase price was $10.4 million.

The seller, Havenpark Communities, based in Orem, Utah, purchased the St. Petersburg mobile home park in 2023 for $9.9 million and the Largo community in 2023 for $10.8 million.

Tierre Verde condo sells for $3 million

A three bedroom, three full-bath and one half-bath condominium, located in the  Sunset Point at Collany Key community at 800 Collany Rd., Tierra Verde, sold April 28 for $3.05 million. The initial asking price was $3.275 million.

Unit 401 is a fully furnished, 2,495 square-foot oceanfront end unit with expansive Gulf of Mexico views.  It is accessible via a semi-private elevator that opens to a private foyer with double-entrance doors. Inside is an open living space with custom finishes and upgrades; a chef’s kitchen equipped with Wolf and Sub-Zero appliances, a wine refrigerator and ample counter space; and a primary bedroom with a wrap-around balcony and an ensuite bath with a standalone soaking tub and a spacious walk-in shower.  

Additional highlights include two oversized balconies, custom closets, porcelain wood plank tile, hurricane shutters, a two-car enclosed garage and a climate-controlled storage room. Community amenities include a gated entry, a geothermal pool and spa, a putting and chipping green and a scenic waterfront boardwalk.

The seller, represented by Melany Jablonski with Mihara & Associates, Inc., purchased the condominium in 2023 for $3.05 million. The buyer was represented by Robyn Gunn with Premiere Sotheby’s International Realty.
