Places This Week: Coachman Hill Preserve estate sells

A four-bedroom, seven-bath estate in Coachman Hill Preserve, an exclusive 10-home gated subdivision in Clearwater, sold Nov. 25 for $2.95 million, $445,000 below the original list price. Located at 2283 Mackenzie Ct., the two-story home, built in 2007, provides 9,588 gross square feet and is situated on a 0.75-acre parcel of land. 

The grand-foyer leads to a spacious open living area with floor-to-ceiling windows. The gourmet kitchen is equipped with top-of-the-line appliances, custom cabinets and a large center island. Adjacent to the kitchen is a breakfast nook with views of the outdoors. The master suite, also located on the first floor, features a private sitting area, an ensuite bath with a soaking tub and an oversized shower, and a walk-in closet.

The property provides four garage spaces, two of which were converted into a large playroom. Outside is an expansive backyard area with a pool with a waterfall, a built-in barbecue and two covered patios for dining and entertaining. Other highlights include a state-of-the-art theater with seating for eight, an elevator, a whole-house generator and water filter, new HVAC ductwork, an executive office with custom bookshelves and a built-in aquarium and a new roof with hurricanes straps in 2019.

 The seller, represented by Donna Andrus with Stonebridge Real Estate Co., had purchased the property in 2015 for $1.363 million. The buyer was represented by Chase Chenault with Coldwell Banker Realty.

Waterfront Indian Rocks Beach home hits the market

With zero damage or flooding during the most recent hurricanes, a residential property with a total of six bedrooms and four baths, with an address at 1600 Beach Trail, Indian Rocks Beach, has hit the market with an asking price of $4.5 million.

The one-story, 3,100 square-foot structure was built in 1960 and provides three separate living units on a 0.18-acre lot. The main residence, with 50 feet of direct frontage on the Gulf of Mexico, features three bedrooms and two full baths within 2,050 square feet. Two vacation villas are attached to the main structure – both with direct gulf access. One, currently configured as a one-bedroom/one-bath unit, can be converted into a garage or added to the main home to expand the total square footage. The other is a two-bedroom/one-bath villa that can be offered for vacation or short-term rentals or used for visiting family and friends.

The property was completely renovated in 2023, including a new HVAC system, natural gas tankless hot water and pool heater, a new metal roof with vaulted ceilings, hurricane impact windows, an updated custom kitchen and a brand-new beach-front heated pool surrounded by travertine tile.

The seller purchased the property in 2014 for $1.08 million. The listing is provided by Mike Daquino and Carisa Daquino with Douglas Elliman Realty.

Treasure Island boutique hotel lists

Silver Sands, a three-building, eight-unit property at 12315 Gulf Boulevard, Treasure Island, has listed for sale for $2.395 million. The boutique, all one-bedroom-suite hotel was built in 1949 and is situated on a 0.23-acre parcel of land steps from the beach and a two-minute walk to John’s Pass Village & Boardwalk.

The three buildings together provide 4,160 square feet of heated space. Structure 1 is a one-story, 1,152 square-foot building with two living units. Structure 2 is a one-story, 1,248 square-foot building, also with two units. Structure 3 is a two-story building with four units—two on each of the 832 square-foot levels. An enclosed porch adds 96 heated square feet. All of the suites provide a combined living and dining area, a large kitchen and a separate bedroom and bath. The bottom-floor units offer a front patio that opens to a landscaped courtyard.

Recent upgrades include new floors and cabinets, new roofs, HVAC and water heaters. The property received water intrusion from Hurricane Helene and permits are in place to complete renovations in order to open in time for the winter and spring seasons. An additional 10-unit hotel is also for sale next door.

The seller, WC Rentals LLC, purchased the property in 2022 for $2.220 million. The listing is provided by Evan Pedone and Ashley Pedone with Engel & Völkers Real Estate.

JolliMons Island turnkey offering

JolliMons Island, a bar and grill located at 301 S. Belcher Road, Clearwater, has listed for sale with an asking price of $1.3 million. The one-story concrete block structure, built in 1957, provides 6,229 gross square feet and is situated on a 0.92-acre parcel of land. It is ready and available to be turned over for immediate use as a restaurant or brew pub.

In the front of the building is a dining room, completely furnished with high-top tables and booths. A large, stocked bar area provides wheelchair seating. In the back of the building is an open space with an industrial design. It features an overhead door, stage, a fully stocked bar and an expansive amount of room for a band, dancing or additional seating.

Covered patios with outdoor seating are on both sides of the building. There is also a separate to-go section with a side entry and waiting area. Seating of 150+, along with 51%+ food sales, allows the ability to obtain a SRX liquor license.

The seller, Steven Stagmer, under the registered name SS 60 Holdings LLC, purchased the property in 2020 for $659,000.

Safety Harbor retail center sells

A mixed-use retail property with multiple tenants at 737 Main St., Safety Harbor, sold Nov. 25 for $3.35 million. The one-building, two-story structure was originally completed in 1963 and renovated in 2021.

The total 9,027 gross square feet comprises a 6,837 heated square-foot ground level and a 1,490 heated square-foot upper story with an additional 700 square feet of balcony space. Current establishments include OfficeWerks, a 2,000 square-foot co-working space; Gigglewaters Social Club & Screen Room; Tamar Dupre Salon; and the dessert shop Ice Barr.

The building, with a courtyard in back, sits on a 0.93-acre lot that allows for 30 parking spaces and provides 294 feet of frontage on Main Street. Upgrades include a new fence, plumbing, electrical and HVAC.

The seller, John Witeck, a tax accountant in Safety Harbor, purchased the property under the registered name 737 Main Street LLC in 2018 for $1.85 million. The buyers, Richard and Rachel Wilson, are the owners of Gigglewaters. They closed the sale under the registered name Nakatomi Plaza LLC.

Gulfport quadruplex for sale

A two-building quadruplex, located at 5115 28th Avenue S., Gulfport has listed for sale for $1.13 million. On site are four units, comprising a total 3,840 gross square feet.   

Building 1 is a one-story, concrete block structure with 1,080 heated square feet and a 240 square-foot screened-in porch. Completed in 1949, it sits on the front of the property and houses two one-bedroom/one-bath units. Building 2, completed in 1958, is a two-story, wood-framed structure situated in the back. On the lower level is a 720 heated square-foot one-bedroom/one-bath apartment and an attached 660 square-foot three-car garage. Upstairs is a 1,140 heated square-foot two-bedroom/one-bath apartment.  

Units in the front building are fully rented; those in the back are currently unoccupied. The two buildings are situated on 0.19-acre of land. The backyard is shared by all tenants. The property is located in a quiet, residential neighborhood – a short drive to shopping, dining and the beach.

The seller purchased the property in 2009 for $219,000. The listing is provided by Ted Steck with Century 21.
