Places This Week: Historic Clearwater compound sells for $13 million

Setting the record for Tampa Bay’s largest residential sale of 2025, a Clearwater three-parcel waterfront estate known as Century Oaks closed Dec. 31 for a sales price of $13 million. It was listed in March 2025 for $22.9 million.

The centerpiece of the compound is a two-story, 16,472 square-foot main residence built in 1915. Situated on 5.62 acres of land at 802 Druid Road S., the home was built on the grounds of Fort Harrison, established in 1841 on the top of a bluff overlooking Clearwater Harbor, and where the Harbor Oaks Residential District is today.

With 10 bedrooms and 11 full bathrooms, the layout provides a combination of formal and informal spaces, including a grand entry hall, an expansive ballroom, a banquet-size dining room and a family room. The chef’s kitchen is equipped with a cast iron range, two warming ovens, a Sub-Zero refrigerator, breakfast bar, work island and a casual dining area.

Additional features include a 1,672 square-foot garage, home theater, tennis and basketball courts, two deep-water docks that can accommodate yachts up to 60 feet, two swimming pools and 213 feet of direct waterfrontage.

Two adjacent properties, also built in 1915, are included in the sale. One is a two-story, 5,286 square-foot home with six bedrooms and five bathrooms situated on 2.71 acres of land at 800 Druid Road S.; and the other, a one-story, 3,046 square-foot home with three bedrooms and three bathrooms on a 2.74-acre lot at 820 Druid Road S.

The seller, Clearwater attorney Bryan J. Stanley, purchased 820 Druid Road S. in 2019 for $2.635 million, and 802 and 800 Druid Road S. in 2020 for $9.3 million – both under the registered name Clearwater Beach Company, LLC.

The buyer, Thomas C. Nash, II, an attorney with Macfarlane Ferguson & McMullen, closed on the sale under the registered name Century Oaks 41, LLC.

WaterView Retail Center for sale

WaterView Retail Center, a 14,518 square-foot shopping center located on the ground floor of a 15-story tower at 100 Main St., St. Petersburg, has hit the market for $8.5 million.

Located within the Echelon City Center, WaterView, a 226-unit luxury apartment building situated on two parcels of land, was built in 2021. The retail center is currently one-hundred percent occupied by five tenants which hold five and 10-year triple-net leases.

The Brothers Thomas Bespoke Café occupies 1,137 square feet with a lease set to expire in 2034, Publix Liquors occupies 1,477 square feet with a lease expiring the end of 2028, Modern Medical Aesthetics occupies 2,854 square feet with a lease that expires in 2031, Back Bar occupies 4,554 square feet with a lease that expires in 2032 and Feather Sound Smiles occupies 4,496 square feet with a lease expiring the end of 2032.

Parking options include 44 on-site surface parking spaces, including 20 that are covered, 58 spaces on the first floor of the multilevel garage and other surface parking within Echelon City Center.

The retail center has four points of ingress and egress, including two entrances on Carillon Parkway, one entrance from Main Street and one from Fountain Parkway.

Tarpon Springs equestrian estate for sale

A 6,013 heated square-foot home situated on 2.53 acres at 3530 Old Keystone Rd., Tarpon Springs has listed for $2.3 million. The offering also includes an option to purchase an adjacent vacant 2.51-acre plot of land for a combined purchase price of $2.65 million.

The two-story residence features six bedrooms, five full bathrooms and five half-bathrooms, including a 900 square-foot guest apartment with its own entrance, bathroom and kitchenette. The layout offers multiple spaces, including a chef’s kitchen with Sub-Zero appliances and designer wood cabinetry, a formal dining room, oversized guest bedrooms, a gym, media room and home office.

The seller, represented by Erica Sumner with Florida Cracker Properties, purchased the property in 2011 for $365,000.

Largo’s Enclave on East Apartments sells

The sale of Enclave on East Apartments, at 3660 East Bay Dr., Largo, closed Dec. 18 for a purchase price of $34 million.

Completed in 1986, the three-building property sits on 14.19 acres of land and offers 196 units across 154,356 square feet of living space.

Apartments range in size from 579 to 761 square feet for a one-bedroom, one-bathroom unit; 956 square feet for a two-bedroom, one-bathroom unit; and 1,051 to 1,240 square feet for a two-bedroom, two-bathroom unit.

Select residences include washer and dryer connections, upgraded kitchens, fireplaces and vaulted ceilings. Community amenities include a 24-hour fitness center, playground, laundry center, resort-style pool with a view of the lake, corn hole, yoga area and picnic pavilions.

The seller, Wilmette, Illinois based Providence Management Company, LLC, purchased the property in 2019 under the registered name Enclave on East Apartments, LLC for $29.5 million. The buyer, Palomar Properties, LLC, based in Glencoe, Illinois, closed the sale under the registered name 3660 East Bay Drive, LLC.

Dunedin’s Señor Rita’s Tequilería & Margarita Factory lists

Located at 923 Broadway in the heart of downtown Dunedin, a 4,598 gross square-foot Mexican restaurant property, built in 1955, has listed for an unknown price.

Situated on 0.21 acres, Señor Rita’s Tequilería & Margarita Factory offers seating for up to 249 guests. It features a fully built-out commercial kitchen, outdoor patio seating in front, a full bar in the main dining room and a rooftop dining area and bar with dedicated event space.

The sale offers the opportunity to continue operating the restaurant as is, or introduce a new concept in a turn-key space.

Señor Rita’s Tequilería, LLC purchased the property in 2023 for $1.43 million. The listing is care of Griffin Alstott with Hybridge.

Pinellas Park multi-unit industrial asset for sale

A dual-parcel, four-building industrial property with a combined 22,411 square feet at 6400 53rd Street N., Pinellas Park, has listed for $3.2 million.

One parcel features two structures situated on 0.74 acres of land. Both are constructed with pre-finished metal exterior walls and a corrugated metal roof – one with 3,036 square feet built in 1979 and the other with 7,500 square feet built in 1986. Three-thousand square feet of office and showroom space is fully air-conditioned.

The second parcel comprises 1.29 acres of land with two structures. One, with 5,275 square feet, was built in 1971 with pre-finished metal walls and a corrugated metal roof. The second building was constructed with a slab-on-grade floor system, concrete block exterior walls and a bar joist/rigid frame roof structure. Built in 1974, it provides 6,600 square feet.

All of the buildings are vacant or owner-occupied and provide ample parking as well as exterior storage for trucks and occupant materials.

The seller, represented by Devin Guilliams and Gabe Paterson with Marcus & Millichap, purchased the two parcels in 2007 for $1.2 million.
