Places This Week: Home to two former Belleair mayors sells

Following 83 days on the market, the sale of an 8,921 gross-square-foot estate, with five bedrooms and six bathrooms, at 1102 Palm View Ave., Belleair, closed March 31 for $2.38 million. It was listed late last year for $3.2 million.

Situated on 0.62 acres of land, the two-story residence was built in 1922 by Jesse Pavey who was elected as the Town of Belleair’s first mayor in 1926.

The home was later purchased by Lucius Ruder, a Belleair commissioner in 1938 and 1941, and mayor from 1948 until 1951. He also served on the Morton Plant Hospital board of directors and helped to establish the Florida Gulf Coast Art Center. The property remained with the Ruder family for over six decades.

Upon entering the 7,193 square feet of living space is a grand foyer that leads to an Italian-style great room and a recreation area with a fireplace, beamed ceilings and Cuban tile flooring. The kitchen is equipped with Wolf and Sub-Zero appliances, dual prep areas, custom cabinetry and a butler’s pantry. The primary suite features a private lounge, a spa-style bath and a large dressing room. Additional interior highlights include hardwood floors, custom stained glass, hand-painted ceilings, arched doorways and terracotta tile floors.

Outside are multiple terraces and courtyards, an in-ground pool, a kitchen, gazebo, greenhouses and mature fruit trees. A guest wing with two ensuite bedrooms and a rooftop terrace sits above the 1,086 square-foot attached three-car garage.

The seller, represented by Cheri Boudreau with Smith & Associates Real Estate, had purchased the property in 2020 for $1.8 million. Julia Krymoff with High Point Realty, Inc. was the buyer’s agent.

Medical campus enters the market

St. Pete Medical Campus, a 20,270 heated square-foot medical office building at 7655 38th Avenue N., St. Petersburg, has entered the market with an asking price of $5.2 million.

The two-story structure was built in 1988 and is situated on 3.27 acres of land. Optum, a healthcare, financial and pharmacy service agency, occupies 28% of the building with a triple-net lease that expires at the end of 2026 and provides three five-year options to renew.

The main level features a large central atrium with two main entrances and a 4,500-square-foot auditorium with dedicated ingress and egress.

The second floor provides office suites, a conference room and kitchen areas that can be reconfigured for a variety of medical or professional uses. Outside are approximately 200 parking spaces.

The owner and seller, Dr. Randy Shuck, purchased the property under the registered name RAS Properties, LLC in 2004 for $2.4 million.

1925 Clearwater Mediterranean estate lists

An expansive Mediterranean-inspired estate at 1529 Maple St., Clearwater, has listed for $1.5 million.

Built in 1925 on 0.22 acres of land, the two-story home offers five bedrooms and five full bathrooms across 3,714 square feet of living space.

Behind an iron gate and up a flight of brick stairs is the entrance to the 2,047-square-foot main level. Inside is a foyer, a living room with a fireplace, an eat-in kitchen with a walk-in pantry and a spacious dining room.

The primary suite, with an ensuite bath and large walk-in closet, an office with a full bathroom, and a laundry room are also on the first floor. In the rear of the property is a mother-in-law suite with a separate sitting area, a full bathroom and its own private entrance.

A wood staircase accented with Mediterranean tile leads to the 1,299-square-foot upper level which provides two additional bedrooms, a Jack-and-Jill bathroom and an open area that overlooks the downstairs. A recently added detached 368-square-foot pool house with a closet and full bathroom provides extra space for guests.

Outside is a grotto-style pool with a waterfall and spa and lush landscaping.

The seller, represented by Amy Schroth with Belle Isle Realty, Inc., purchased the property in 2006 for $570,000.

New Dutch Bros Largo property sells

The sale of a brand-new 959-square-foot building leased to Dutch Bros, at 2250 E. Bay Drive, Largo, closed March 31 for approximately $2.853 million. The asset had originally been listed for $2.953 million.

Dutch Bros, the third-largest coffee chain in the country, has over 1,040 locations across 18 states. Its Largo location, which was completed and opened last November, has no indoor seating. Orders are taken through drive-thru and walk-up windows. Nine parking spaces are available on the 0.50-acre site.

Dutch Bros signed a 15-year triple-net lease with no landlord responsibilities. It offers three five-year options to renew, and includes 10% increases every five years throughout both the initial term and at the beginning of each option period.

The building sits within a Sprouts Farmers Market-anchored shopping center, which also includes a Dollar General, McDonald’s, Panda Express and other establishments. East Bay Plaza, a Publix-anchored retail center, is within walking distance.

The seller, St. Petersburg’s Paradise Group Ventures, Inc. had purchased the property in 2024 for $750,000. The buyer, James J. Busby and Irvin Deutscher, LLC, is a California limited liability company.  Aron Cline, Calvin Short, Matthew Coates and Gary Chou with SRS Real Estate Partners were the seller’s agents.

Treasure Island quadplex for sale

The Treasure Trove, a fully licensed waterfront vacation rental quadplex at 255 104th Ave., Treasure Island, is now for sale with an asking price of $4 million.

The three-story elevated structure, with 12,952 gross square feet, was built in 2014. The top two levels each provide 3,750 square feet of living space.

Inside are four 1,943-square-foot units, each with four bedrooms, two full bathrooms and one half-bath. Front and rear balconies are positioned on each level.

A 4,298-square-foot open carport on the ground floor provides two parking spaces per unit.

Outdoors is a heated pool with paved sitting areas, gas grills and vinyl fencing along the north and south sides of the property and around the pool area.

The 0.31-acre plot of land sits directly on Boca Ciega Bay and two blocks from the beach. A dock is equipped with four boat slips, tie poles, water and electricity.

The seller and builder, New Tampa Investment Co., LLC, purchased the property in 2012 for $290,000.

The Alley at Belleair Bluffs for sale

A six-building portfolio at 580 Indian Rocks Rd., Belleair Bluffs, with a total of 12,052 heated square feet, has listed for $1.7 million.

The Alley at Belleair Bluffs is a collection of shops, created in the 1950s, that sell antiques, furniture, home décor, gifts and other retail items.

The one-story structures, situated on 1.08 acres of land, were built between 1951 and 1985 and range in size from 1,224 to 3,000 square feet. Five of the six buildings are concrete block structures and one is made from pre-finished metal.

Retail stores include Collum Antiques, Illume Apparel, Shabby to Chic, Victoria’s Parlour Antiques and Coastal Fan and Light.

The seller, McCord Petelle, Inc., is represented by John Skicewicz with Coldwell Banker Commercial.
