Industrial portfolio in Clearwater sells for $6.75 million
Basis Industrial, a real estate owner and operator with headquarters in Boca Raton, closed on the purchase of Clearwater 44, a 44,562-square-foot infill, shallow bay industrial portfolio located at 14605 49th Street N. in Clearwater, for $6.75 million Dec. 22.
Current tenants in the property’s two warehouses include Blue Works, Glass-Scan Technologies, Pinellas County Sherriff, Bayview Motorsports, Kingdom Precision LLC, and Interprint Web Printing.
Anthony Scavo, Basis Industrial’s Chief Operating Officer and President, represented the company in the transaction. “This acquisition reflects our interest in further expansion into the Tampa metropolitan statistical area (MSA), one of the best performing markets in the U.S. with strong current income and potential for substantial value creation from continued rent appreciation,” Scavo said in a prepared statement.
“With this purchase, we now have more than 350,000 square feet of assets in the Tampa MSA, and we are looking to buy more properties.”
The seller, Hersh Equity Group, was represented by Cody Brais of Jones Lang LaSalle.

8,000 square foot Venetian Isles home sells
A 6-bedroom, 8-bath waterfront property located at 2093 Carolina Avenue NE in St. Petersburg sold for $9.2 million Dec. 21. The main home features a gym, study, game room with wet bar, and formal dining room with a Swarovski crystal chandelier.
The living and entertaining areas are on the first floor; secondary bedrooms, each with its own ensuite bathroom, walk in closet, and outdoor balcony, are located upstairs.
A 700 square-foot in-law suite with a kitchenette and full bath is located on the second floor of a four-car split garage. The outdoor space features a fireplace, saltwater pool and spa, and two docks with a boat-lift and jet ski launch.
The property last sold in November 2010 for $525,000. The seller was represented by Kirby Bryan and Georgia Janas of Northstar Realty; the buyer was represented by Robert Griffin of Re/Max Metro.

Intercoastal Waterway properties for sale in Redington Shores
Two adjacent properties, located at 18205 and 18207 Gulf Blvd. in Redington Shores, have been listed for a combined price of $3.9 million. Located directly on the Intercoastal Waterway with the Gulf of Mexico across the street, the two lots together total about 19,000 square feet with 170 feet on Gulf Bouleavard and 125 feet of waterfrontage. Both have docks that can be expanded.
Each property can also be purchased individually.
18205 Gulf Blvd. lists for $2.75 million. The 6,000-foot two-story structure was built in 1972 and consists of eight recently renovated units: four are 1-bedroom and 1-bath; four are 2-bedroom and 1-bath.
18207 Gulf Blvd. lists for $1.375 million. The 8,800 square-foot lot includes a 1,566 square-foot 3-bedroom/3-bath home built in 1939, along with a garage and storage room. Also on site is an 860 square-foot duplex, built in 1974, with two 1-bedroom apartments.
Units in both properties are fully furnished and are currently operated as short-term rentals. Zoning requirements include a minimum 30-day stay.
