Multifamily-zoned Clearwater property lists
A 12.5-acre waterfront site at 2905 Gulf to Bay Blvd. near the Bayside Bridge has hit the market.
The CBRE commercial real estate group is exclusively marketing the property. The listing doesn’t disclose an asking price.
The property has several existing structures, including a 4,236-square-foot church built in 1925.
The site is within the U.S. 19 Regional Center zoning district, which allows for the development of 375 to 1,000 housing units.
Largo retail center sells
A Largo retail center anchored by multiple tenants, including a medical marijuana dispensary, has sold.
LM Property Holdings sold the building at 10289 Ulmerton Road to MBH Investment of Pinellas LLC in a $4.8 million deal.
The 15,920-square-foot building, constructed in 1992, is fully leased by retail chain tenants Mattress Firm, Petland and Curaleaf.
The buying entity is connected to Michael Heretick, a commercial property services sales associate at The Vector Companies.
Mobile home community trades hands
The Isle of Palms Mobile Home Park, located at 7400 46th Ave. N. in St. Petersburg, has sold in a $9.9 million deal.
The seller, which is connected to a South Florida-based investor, sold the 161-unit, age-restricted park to Utah-based manufactured home developer Havenpark Communities.
The Isle of Palms’ amenities include a clubhouse, a shuffleboard court, a library, a billiard room and laundry facilities.
Havenpark Communities has sourced and installed over 4,000 new factory-built homes. In 2022, Havenpark Communities added new affordable homes and announced it would add 800 more units this year.
Gentlemen’s club sells
Duneland Village Mobile Home Park LLC, an entity connected to St. Petersburg Hollander Hotel owner Michael Andoniades, has sold a Clearwater building where the King’s Gentlemen’s Club and bar operates.
ODVV LLC purchased the 2,266-square-foot building, located at 20866 U.S. Highway 19 N., in a $1 million deal.
The Odessa-based buying entity is linked to two local medical physicians.
The building, constructed in 1965, is adjacent to the Holy Trinity Greek Orthodox Church and the Holiday Inn Express and Suites Clearwater hotel.
