Art House penthouse goes under contract

A penthouse in Art House, The Kolter Group’s 42-story tower under construction at 200 Central Ave. in St. Petersburg, is under contract to be sold for $6.1 million, according to a news release. 

The 4,847-square-foot penthouse will have three bedrooms, four and a half bathrooms, a den and a panoramic views of downtown. The main bedroom will have a bar area.

The unit is one of 12 penthouses inside the $140 million tower, which will have a total of 244 condominiums, 6,100 square feet of commercial space and a 482-space parking garage, according to the latest plans.

The 12 penthouses on the top three floors range from 3,157 to 4,847 square feet. 

An amenity center will be on the ninth floor, featuring a resort-style pool and spa, cabanas, open gathering spaces, a formal club room, a state-of-the-art fitness center, a theater and more.

The Kolter Group is working with San Francisco-based SB Architects on the project. The group previously designed Kolter’s 41-story ONE St. Petersburg tower, the Saltaire waterfront condo development and the 18-story Ritz-Carlton Residences in Sarasota.

The general contractor is Miami-based Coastal Construction.

The development is scheduled to be completed by 2025.

 

Plans update for jet center at airport 

Elite Air, an aircraft management and charter services provider, has updated its plans for a new jet center at the St. Petersburg-Clearwater International Airport. 

The new center will be a luxury private terminal and hangar operation for its customers. It was expected to debut n 2024; however, a webpage on Elite Air’s site shows new renderings and an updated 2025 opening date.

According to Elite Air, which currently houses its aircraft in Sheltair’s hangar at the airport, the new center will feature a 5,000-square-foot private terminal and 60,000 square feet of hangar space. The entrance will be located off Roosevelt Boulevard. 

The hangers will house aircraft including a helicopter, Legacy 600, Beechjet 400, Falcon 2000, Global Express XRSm Lear 40 and Gulfstream jets. 

 

Pinellas Park hotel sells 

The Bayside Inn Pinellas Park hotel at 9359 U.S. Highway 19 N. has a new owner. 

The hotel sold for $8.25 million to MF211 LLC, an entity tied to Fort Myers-based Four Square Realty Investments.

The 100-room, two-story hotel was built in 1975. Its amenities include a pool and a business center. 

The buyer assumed a $5 million mortgage loan from the previous owners, according to public records. 

 

Industrial properties sell

FC properties of Pinellas LLC has sold two light manufacturing parcels in St. Petersburg. 

The owner sold a 9,600-square-foot building at 2718 24th St. N. and an adjacent 6,000-square-foot building at 2730 24th St. N. for $2.34 million to an entity tied to South Florida-based HornerXpress, an independent distributor of pool equipment.

AquaCal AutoPilot Inc., which manufactures heating pumps for swimming pools, is the current tenant and is a brand owned by HornerExpress, the distribution division of the Team Horner family of companies. 

 

Developer completes Domus Urbana 

NJR Construction Group, a local developer, has completed Domus Urbana, its new 40-unit condo building at 644 3rd Ave. S. 

On social media, the group posted that it was closing leasing agreements in February and also shared photos of the construction progress

The units feature two and three bedrooms ranging from 1,158 to 1,650 square feet, with prices starting in the mid-$300,000s. A virtual tour of the units shows stainless steel appliances, quartz countertops, hardwood floors and balconies.

The amenities at Domus Urbana include a health and fitness center, a dog park and washing station, an outdoor patio and an indoor community room.
