Real estate firm scoops up apartments

An investment group has purchased an apartment building and adjacent cottage home in St. Petersburg. 

WSLD St. Petersburg LLC, an entity connected to New York-based real estate firm Whitestone Development Partners, purchased the apartment complex at 201 18th St. N. and a home at 1743 2nd Ave. N. in a $3.275 million deal. 

The group purchased the parcels from Gulfport real estate agent Joseph Donald Orgeron. 

The 5,596-square-foot apartment building was constructed in 1948 and has eight units.

The purchased 560-square-foot, one-bedroom apartment home was built in 1930. It was recently renovated. 

The buyer took out a $4.5 million loan from Bank of New England for the purchase. 

 

Clearwater retail building sells 

A 5,000-square-foot building in Clearwater housing a clothing shop has sold.

E & V Properties USA LLC, an entity connected to Vladimir Wirgha, president of Waves Apparel Inc., purchased the shop at 415 Mandalay Ave. in a $2.91 million deal. 

The clothing retailer currently does business in the one-story building. 

 

Project goes vertical in Edge District 

Vertical construction has commenced for a 15-story mixed-use development at 1000 1st Ave. North in St. Pete’s Edge District. 

Zach Gates, an executive at the JE Dunn Construction group, posted an update earlier this month on LinkedIn, stating the team’s tower cranes have been assembled for the next construction phase. 

The $70 million project is being developed by Connecticut-based developer Belpointe.

The group modified the plans for the tower last year. The new plans include the increase in the number of residential units from 254 to 269, and the reconfiguration of the frontage on Balm Avenue. The project also includes 27,028 square feet of commercial space and a 355-space parking garage.  

Belpointe paid $12 million to acquire the parcels in 2020 from local developer Jonathan Daou. 

 

St. Pete strip center sells 

A retail center at 3942 Tyrone Blvd. N. has sold. 

The Tyrone Blvd Corp. entity purchased the 12,568-square-foot center in a $4 million deal.

The building is fully leased with established tenants including Sport Clips, Play It Again Sports, Umami Sushi and Precision Garage Door.

The one-story property was constructed in 1961 and has 99 parking spaces, according to a Loopnet listing. 

 

Largo Walgreens sells 

A 14,406-square-foot Walgreens store is now under new ownership. 

Armitage Holdings LLC purchased the building at 2991 Roosevelt Blvd. in a roughly $7 million deal from an entity connected to the retailer. 

The property is surrounded by residential developments.
