Places This Week: Two stories, beachfront, in Clearwater

A single-family home at 780 Eldorado Avenue, Clearwater, has listed for sale with an asking price of $7.95 million. The two-story, 5-bedroom, 5-bath property is situated on 0.14 acres of land and provides 60 feet of beachfront on the Gulf of Mexico.
The open floor plan on the 2,592 square-foot main level features a living area with a state-of-the-art water vapor fireplace, a gourmet kitchen with marble countertops and a billiards room. Two adjacent Roosevelt Blvd. properties sell
Southeastern Retail Development, a construction and development company based in Santa Rosa Beach, Florida, closed Aug. 27 on the sale of two adjacent properties at 2600 and 2650 Roosevelt Blvd., Largo for a combined consideration of $6.075 million. The company, under the registered name 30AIP Clearwater LLC, had purchased both properties in Dec. 2021 for $2 million.
2600 Roosevelt Blvd. is a one-story, 2,605 heated square-foot structure built in 2023. The property, situated on a 0.87-acre parcel of land, is occupied by Starbucks Corporation, which holds a new 10-year NNN lease with a 10% rental increase every five years. It features a dual-lane drive-thru and patio seating. The property was listed for $3.341 million and sold for $3.271 million.
2650 Roosevelt Blvd. is occupied by AFC Urgent Care, which also holds a new 10-year NNN lease with 10% rent increases every five years. It is a one-story, 4,013 heated square-foot structure situated on a 0.55-acre plot. It was originally built as a bank in 2007 and then remodeled in 2024. The property was listed for $2.858 million and sold for $2.804 million.

Crescent Lake property lists
A craftsman-style home in the Crescent Lake neighborhood of St. Petersburg, with a total of three bedrooms and three baths, has listed for sale for $1.1 million. Located at 801 16th Avenue N., the 2,120 gross square-foot property was built in 1939 and is situated on a 0.15-acre of land within a four-minute walk to Crescent Lake Park.
The 2-bedroom, 2-bath main home features a living room with wood-beamed cathedral ceilings and a wood-burning fireplace, formal dining room, breakfast nook/reading room, remodeled kitchen, indoor laundry and a mud room with storage. St. Petersburg 24K square-foot industrial property for sale
Four warehouse buildings with eight industrial units located at 4049-4123 8th Avenue S., St. Petersburg, have listed for sale with an asking price of $3.2 million. Situated on 1.06 acres of land, the facility spans 24,056 square feet. One hundred percent of the space is currently occupied.
The two structures at 4049 8th Avenue S. encompass 6,014 square feet each and were built in 1978 and 1981. The properties at 4123 8th Avenue S. are also 6,014 square feet each and were built in 1979.
The seller, Cabessa Property Management, based in Fort Lauderdale, Florida, purchased the two properties in 2021 for $1.6 million. The listing is provided by Tyler Kuhlman with CBRE Capital Markets.
1940s Snell Isle colonial sells
Located one block from Coffee Pot Bayou, a one-story, 4-bedroom, 4-bath colonial-style home located at 111 Estado Way NE., St. Petersburg, sold Aug. 27 for $1.7 million, almost $90,000 below the list price.
Built in 1940, the property is situated on a 0.24-acre plot of land and offers 3,192 heated square feet along with 828 square feet of utility and open porch space. The large family room features vaulted ceilings and skylights with double windows and doors that open to the oversized backyard. All three bedrooms include ensuite baths. A bonus room with a full bath can be used as a guest suite, home office or gym. Outdoors is mature landscaping with LED lighting, a covered patio and an inground heated pool.
Recent improvements include the installation of a tankless water heater, a new roof and HVAC systems, updated electrical and plumbing and new exterior paint.

Jungle Boys cannabis dispensary property sells
A medical marijuana dispensary property, located at 31650 US Highway 19 N, Palm Harbor, sold Aug. 28 for $2.975 million, $45,000 below the asking price of $3.02 million. Jungle Boys, a group of medical marijuana growers based out of Los Angeles, California, holds a 10-year NNN lease with three five-year options to renew, and an annual rent increase of two percent. The current lease expires Aug. 31, 2032.
The 8,000 heated square-foot one-story structure was built in 1988 and is situated on 1.02 acres of land. Renovations valued at $1.2 million were made in 2022. The property is surrounded by national brands including Publix Supermarket, Sprouts Farmers Market, Planet Fitness, Starbucks and Chick-fil-A. Mease Countryside Hospital is three miles away, and St. Petersburg College – Tarpon Springs Campus – is located within five miles.
The seller, 6600 South Kanner LLC, purchased the property in 2022 for $1.7 million. Barry Wolfe and Alan Lipsky with Marcus & Millichap, Fort Lauderdale, Florida, provided the listing.
