Places This Week: Tyrone Tower office building for sale

A weekly roundup of notable local real estate news.
Tyrone Tower, a 72,072 heated square-foot office building at 1700 66th Street N., St. Petersburg, has listed for sale with an asking price of $11.53 million. The five-story property was built in 1981 and is situated on 4.58 acres of land.
Currently, 88.6 percent of the building is occupied with 27 tenants representing a mix of medical and professional services. The property shares access with a Publix-anchored shopping center and is minutes away from Crossroads Shopping Center and Tyrone Square Mall. Multiple signage opportunities exist, including a large pylon sign at the lighted intersection of 18th Ave. and 66th Street N., and one monument sign across from the Orlando Health Emergency Room – Crossroads.
Expansive renovations valued at over $2.5 million have been made since 2020, including a new roof, new HVAC systems and controls, new restrooms throughout the building and a remodeled common area.

Historic Meres/Salley House lists in Tarpon Springs
A Tarpon Springs residence with a total of six bedrooms, five full baths and one half-bath, located at 26 West Orange St. in the city’s Historic District neighborhood, has listed for sale for $1.575 million.
The home was built in 1901-1902 by Ernest Meres, who cofounded the Tarpon Springs Sponge Exchange in 1907. Meres was a leading Florida sponge broker and involved with many community activities benefiting the city. In 1914 he built the Meres building at 106 East Tarpon Ave. It originally housed the Royal Theatre, the Tarpon Springs Post Office and a Western Union office on the first floor, and The Hotel Meres on the second.
Later, the home was inherited by Meres’ daughter, Ernestine, who was married to Col. Henry McKie Salley. Salley was a civil engineer and built many roads in Tarpon Springs, Wall Springs and Anclote. During WWII, he was responsible for the construction of airfields, hospitals and depots. Upon retiring from the army, he served as the Tarpon Springs City Manager. In 1991, the University of Florida College of Engineering named Salley as the 1920s “Engineer of the Decade.”
The two-story, 3,320 square foot main home has been completely renovated and includes an attached apartment. Also on the 0.94-acre property are three additional outbuildings, two of which have baths and are air-conditioned, and the third is currently serving as a workshop.
In 2023, the home was selected as the first recipient of the Local Historic Marker Program sponsored by the City of Tarpon Springs and the Tarpon Springs Area Historical Society.

100-year-old Clearwater home sells above list price
Following one month on the market, a 5-bedroom, 3.5-bath home built in 1925 in the Harbor Oaks neighborhood of Clearwater sold Feb. 25 for $1.410 million. It was listed in January for $1.349 million.
Located at 308 Druid Road W., the property features a two-story main residence with 1,831 square feet on the first floor and 1,435 on the second, along with a 396 square-foot detached garage with an upper-level guest suite with a full kitchen and bath.
The main home features 10-foot ceilings, custom crown moldings, original hardwood floors, two fireplaces and a gourmet kitchen with Sub Zero and Wolf appliances.
Situated on a 0.20-acre parcel of land, the home is in close proximity to the Pinellas Trail, Belleaire Country Club and downtown Clearwater.
The seller, represented by Will Wiard and Ashley Holland with The Shop Real Estate Co., purchased the property in 1998 for $270,000. The buyer was represented by Jamie Goodrow with Coastal Properties Group International.

Two Oldsmar investment properties list for one price
Two fully-leased commercial properties in Oldsmar, one at 320 Scarlet Blvd. and the other at 340 Scarlet Blvd., have listed for sale for a combined price of $5.20 million. Together they total 35,848 heated square feet.
320 Scarlet Blvd. is a two-building property, completed in 1989 and 1990, with 28,043 heated square feet situated on a 1.06-acre lot. 340 Scarlet Blvd. is a one-building property with 7,805 heated square feet. It was completed in 1990 and sits on a 0.44-acre parcel.
Both properties are occupied and leased by Gasco Affiliates LLC, a supplier of calibration gas mixtures, reusable and standard cylinders, regulators and accessories. Upon closing, the tenant will require a new three-year lease with two one-year option renewals.
Store Capital, a net-lease real estate investment investor and developer located in Scottsdale, Arizona, purchased both properties from Gasco Affiliates LLC in 2018: 320 Scarlet Blvd. for $1.009 million and 340 Scarlet Blvd. for $1.517 million.

Rio Vista Village Apartments for sale in north St. Petersburg
An apartment complex with 248 units spread across 18 two-story buildings, located at 200 78th Avenue N., St. Petersburg, has entered the market for an unknown price.
Built in 1974, Rio Vista Village Apartments, with approximately 250,000 total gross square feet, offers units with one, two, and three bedrooms, each with one bath. The average size is 750 square feet.
Community amenities include a resort-style pool and spa, 24-hour fitness center, a 3,028 heated square-foot clubhouse with a coffee bar and seating area, a business center, car care center and laundry facilities onsite.
All of the apartments were updated in 2008 and a renovation program is in place for the new owner, including the installation of washers and dryers in all of the units, thereby yielding additional income per month.

Dunkin’ Donuts property sells in Tarpon Springs
The sale of a freestanding Dunkin’ Donuts property at 40076 US Highway 19 N. in Tarpon Springs closed Feb. 24 for $1.625 million. The property was first listed for sale in December for $1.653 million.
Originally built in 1989, the 1,800 square-foot, one story structure was renovated for and leased by Dunkin’ Donuts LLC in 2014. It has five years remaining, followed by three, five-year lease renewal options with 10 percent rent increases for every option period.
Dunkin’ is in the process of renovating the interior of the property, including updating the lighting, furniture, televisions, menu boards, countertops and equipment. Exterior improvements will be made to the outside patio, parking lot, landscaping and signage.
The seller, represented by Michael Talbert, Charles Moody and Daniel Bernardini with Horvath & Tremblay, purchased the property under the registered name Shamay Real Estate LLC in 2015 for $1.5 million. The purchaser, registered as Boardwalk DD LLC, is based in St. Petersburg.
