Places This Week: Safety Harbor one-acre waterfront estate

A waterfront residence situated on 1.12 acres of land at 950 14th Avenue S., Safety Harbor has entered the market for $1.7 million. Sitting 39 feet above sea level, the two-story home, built in 2013, features four bedrooms and four full bathrooms across 3,627 square feet of living space.

The 3,286-square-foot main level provides a foyer, living room, family room, formal dining area, laundry room and a chef’s kitchen equipped with a five-burner gas cooktop and a built-in Brewmaster Express coffee maker.

With a split bedroom floorplan, the primary bedroom, featuring three walk-in closets and an ensuite bath, along with an office, take up one entire side of the residence. On the other is one guest bedroom with a walk-in closet and an ensuite bath, and two bedrooms that share a Jack-and-Jill bathroom.

A 718-square-foot three-car garage is attached to the front of the home.

The 341-square-foot upper level provides additional guest quarters or an in-law suite and is designed with a fully built-out living room, kitchenette, dining area, bedroom and full bath. An exterior private side entrance can be accessed from the ground floor.

Outdoors is a pavered rear deck, an expansive amount of green space and views of Alligator Lake and Old Tampa Bay.

Highlights include three separate HVAC systems, a tankless water heater, a whole-home filtration system, a deep-water well for irrigation, an outdoor misting system to help control mosquitos and a new roof (2025).

The seller purchased the property in 2011 for $85,000 and demolished the prior structure to build a new home. Damon Lister with Southern Life Realty is the seller’s agent.

St. Petersburg freestanding office building lists

A freestanding, two-story office building located at 1301 66th Street N., St. Petersburg has listed for just under $4 million. The 0.52-acre parcel is situated directly across the street from a Publix-anchored shopping plaza in the Tyrone submarket.

All of the offices are located on the 8,611-square-foot second story, above the ground-level 8,291-square-foot carport. They run along the perimeter of the building with a conference room, break room and restrooms situated inside. Two staircases and an elevator provide access to both levels.

There are approximately 47 parking spaces, 12 of which are covered. Additional highlights include a signalized intersection, a large pylon sign, a new roof in 2024 and an average of 39,000 vehicles passing by every day.

The current tenant is relocating and the building will be vacant upon closing.

The seller purchased the property under the registered name Refresh 1301, LLC in 2012 for $752,000. The listing is provided by Greg Andretta and Bill Besselieu with Andretta Properties.

Morgan Stanley Investment Management acquires Clearwater senior housing complex

According to a deed recorded with the Pinellas County clerk’s office Aug. 27, Morgan Stanley Investment Management, under the registered name NH ASL Dunedin Landlord, LLC, closed July 27 on the purchase of The Preserve at Dunedin, a senior living community at 2010 Greenbriar Boulevard, Clearwater. The purchase price was $31.1 million.

Onsite are two buildings, including one three-story structure built in 2012 with 106 living units across 88,554 heated square feet, and one 1,752-square-foot one-story structure built in 1955. They sit on 11.52 acres of land.

The Preserve at Dunedin consists of assisted living and memory care units. Floorplans include studios, one-bedroom and two-bedroom private and co-living suites, ranging in size from 550 to 863 square feet. Amenities include anytime dining options, fitness classes, a pool, hair salon, art studio, game room, library and a theater.

The sellers, AgeWell Senior Living and Berkshire Residential Services, purchased the asset in 2021 for $23.01 million. AgeWell, a Florida-based seniors housing operator, will continue managing the property.

Condo at the Bliss for sale

An 11th floor residence at the Bliss, a 29-unit boutique condominium complex at 176 4th Avenue NE, St. Petersburg, has listed for $1.895 million. The 19-floor building was completed in 2017.

Unit 1101 provides three bedrooms and three full bathrooms across 2,120 square feet. Inside are floor-to-ceiling windows, wood floors, custom built-ins, motorized blinds and a home automation system.

The kitchen, redesigned in 2020, is equipped with quartzite countertops; a waterfall-edge island; a gas cooktop; and Wolf, Miele, Viking and Bosch stainless-steel appliances.

The primary suite features a large walk-in closet and an ensuite bath with dual vanities, a soaking tub and a frameless glass walk-in shower with floor-to-ceiling tile. Two additional bedrooms are available for guests, one with an ensuite bath.

Included in the sale are two covered parking spaces in the attached garage. Community amenities provide a lobby with a concierge, onsite management, a private courtyard with a lighted dog run, a fitness center, a heated lap pool and a rooftop terrace occupying half of the 19th floor.

The seller purchased the condominium under the registered name Drive Planning, LLC in 2022 for $2.3 million.

Mid-century waterfront Dunedin home sells for list price

Entering the market for $1.65 million July 17, a mid-century Dunedin waterfront home sold Aug. 31 for the list price. Damaged by Hurricane Helene in 2024, the property, at 111 Shore Drive, was being offered for its land value and the seller was preparing to demolish the existing structure and pool.

Built in 1955, the home comprises 3,342 square feet of living space spread across two floors. Inside are four bedrooms and three bathrooms. Outdoors is an in-ground pool.

The 0.71-acre oversized lot is located two blocks from the Pinellas Trail and features 100 feet of waterfrontage and panoramic views of St. Joseph Sound, Caladesi Island, Honeymoon Island and the Intracoastal Waterway.

The seller purchased the property in 1998 for $500,000. Andy Burwell with Burwell Real Estate was the seller’s agent, and Terri Novitsky with Lauren Michaels Real Estate Partners represented the buyer.

Treasure Island development site for sale

Two Mermaid’s Resort, a seven-room hotel located at 10200 Gulf Boulevard on Treasure Island, has listed for sale with an asking price of $3.3 million.

The one-building, 3,712 gross square-foot property, built in 1949, is currently 50% occupied with month-to-month tenants.

Resort Facilities High (RFH-50) zoning allows for a variety of development opportunities: up to 50 units per acre for a boutique or condo-hotel; a short-term vacation rental with four to six premium units; one or two residential homes; or a mixed-use resort development with ground-floor retail or hospitality and residential or condo units on the upper floor.

The 0.36-acre parcel provides direct access to the beach and the Gulf of Mexico.

The seller, represented by Craig Brown with Seacrest Advisors, purchased the property in 2022 for $2.5 million.
