$65M luxury apartment complex opens in Skyway Marina District

The Sur Club, a 296-unit luxury residential complex, has officially opened in the growing Skyway Marina District. 

Tampa-based Phillips Development & Realty LLC and Capstone Building Corp., a premier general contractor based in Birmingham, announced the opening of the complex this week. 

Sur Club is a $65 million development located on four acres at 3301 32nd Ave S. It is the first mixed-use development in the Skyway Marina District to open this year, according to the development team.

“This proven relationship assisted tremendously in the face of the Covid-19 pandemic which the team worked through with minimal disruption – delivering ahead of schedule,” Phillips Development & Realty COO Kevin Johnston said in a release. “We also worked closely with the City of St. Pete staff with the visionary planning of Don Phillips starting in 2017 to deliver the first multifamily development in 2021 to jump-start the city’s vision for the Skyway Marina District.” 

The units in the 484,855-square-foot complex range from 740 square feet to over 1,300 square feet. The pricing starts at $1,600 for the smallest unit.

The complex features a five-story story parking deck for residents and offers amenities such as two resort-style pools and poolside cabanas, a large dog park, a pickleball court and an Amazon HUB package system.

The St. Pete Catalyst previously reported that the project was eligible for a $1 million economic incentive due to becoming the first mixed-use project in the Skyway Marina District. 

Phillips also plans two commercial buildings on the site — a 4,500-square-foot restaurant facility and a 3,500-square-foot restaurant or retail space. They will be on the west side of the property, facing 34th Street.

Other projects underway in the district include the 245-unit Marina Walk apartment complex and the eight-story Marina Beach residential development.
